MINUTES <br />Planning Commission <br />Tuesday, November 25, 1986 <br />approved. Staff acknowledged a report on these matters would be <br />made at the December 10, 1986 Planning Commission meeting. <br />Commissioner Innes brought up tree removal on Lot #10 of Deer <br />Oaks. Mr. Swift stated that staff reviewed this matter. In the <br />conditions of project approval it was required that as many trees <br />as possible were to remain. Staff has worked with the builder on <br />that lot. Commissioner Innes asked if there was any damage done <br />to the tree by the building. Mr. Swift responded that it would <br />be unlikely there wouldn't be some damage done by the cutting of <br />the roots, but everything was done in accordance with the tree <br />expert's recommendation. <br />OLD BUSINESS - Public Heari <br />PUD 81-22-iM, Mozart Development Co./Regis Homes <br />Application of Mozart Development Company and Regis Homes for a <br />major modification to an approved development plan for a <br />commercial/office/residential complex to allow for a 520-unit <br />condominium/apartment complex, to be located on an approximately <br />20.6 acre site located generally in the area of the northeast <br />corner of the intersection of Stoneridge Drive and Stoneridge <br />Mall Road. Zoning for the property is PUD (Planned Unit <br />Development)-Commercial and Offices/High Density Residential and <br />Open Space (Parks and Recreation) District. <br />Mr. Swift presented the staff report recommending approval of <br />this application, noting a letter of November 19, 1986 written by <br />the applicant asking for a modification to recommended conditions <br />of approval. <br />Commissioner Wellman brought up the issue of the General Plan <br />goal of 25%/75% multiple to single-family dwelling ratio. She <br />asked the status of the City's goal. Mr. Swift responded that <br />with Prometheus, the City would have a greater than 25% multiple <br />ratio. The new language in the General Plan says "...at least <br />25%." <br />The public hearing was opened. <br />Mark Conroe, Mozart Development Company's project manager, stated <br />he has been working with Regis Homes and the William Lyons <br />Company on this project for quite some time and looked forward to <br />its approval. <br />Jeff Stack, President, Regis Homes represented Regis and William <br />Lyon Company. Mr. Stack reviewed their corporate philosophy <br />regarding development. The subject development would be high <br />quality, and they would be the owners for at least 10 years. <br />Jim Lester, architect, Burke, Lester and Associates, described <br />the elevations, floor and site plans. Mr. Lester further <br />described the amenities such as patio areas, connections for <br />laundry facilities within the units as well as laundry facilities <br />in the complex.
