Minutes <br />Planning Commission <br />November 12, 1986 <br />The public hearing was closed. <br />A motion was made by Commissioner Wellman, seconded by <br />Commissioner Berger that Case RZ-8G-1.7. be recommended for <br />approval as stated in the staff report. <br />ROLL CALL VOTE <br />AYES: Commissioners Berger, Michelotti, Wellman and Vice <br />Chairman Innes <br />NOES: None <br />ABSENT: Commissioner Hoyt and Chairman Lindsey <br />ABSTAIN: None <br />Resolution No. 2863 was entered and adopted recommending approval <br />of Case RZ-86-12 as motioned. <br />UP-86-45, Warmington Homes <br />Application of Warmington Homes for a conditional use permit to <br />operate a subdivision sales office in a temporary trailer <br />facility to be located at 17 Foothill Lane. Zoning for the <br />property is R-1-20,000 (Single-family Residential) District. <br />Mr. Swift presented the staff report recommending approval of <br />this application. Mr. Swift then acknowledged a letter received <br />in opposition to this application which was distributed to the <br />Commission before the meeting. Mr. Swift further acknowledged a <br />difference of opinion between the developer and the City with <br />regard to the additional landscaping which the City would like to <br />see in the development. <br />Commissioner Wellman stated there are only six remaining lots and <br />the applicants expect them to be sold in a short time. Mr. Swift <br />stated that staff is recommending the trailer be allowed to <br />remain until the houses are sold, the period of time not to <br />exceed one year. <br />The public hearing was opened. <br />Tom Sanborn, Warmington Homes, 4 Crow Canyon Court, San Ramon, <br />made a presentation on their proposal. Mr. Sanborn reported that <br />people drive past the development and don't know how to make <br />contact with the seller. If the developer is to allow future <br />buyers to be involved in the homes early on, an office is needed <br />near the homesites. They are concerned with staff's proposal <br />that an area be landscaped and irrigated and maintained by them <br />along Foothill Road which does not tie into their project. There <br />is no correlation between the landscaping and their temporary use <br />for the trailer. <br />Commissioner Berger discussed the lot configuration for the lot <br />which will house the trailer. Mr. Sanborn did not know the <br />reason for the particular lot configuration. <br />Commissioner Michelotti asked that anticipated date of completion <br />of the house now under construction.
