Minutes <br />Planning Commission <br />October 8, 1986 <br />Commissioner Hoyt asked about striping on Santa Rita Road in <br />front of the High School and whether or not any other <br />improvements are planned. Mr. Okamura reviewed the future <br />proposal. <br />Chairman Lindsey discussed the November and December schedule of <br />the Planning Commission. Commissioner Hoyt stated he will be <br />unable to attend the November 12, 1986 meeting. <br />The schedule for November and December 1986 will be as follows: <br />November 12, 1986, Wednesday Regular meeting <br />November 25, 1986, Tuesday Special meeting <br />November 26, 1986, Wednesday No meeting <br />December 19, 1986, Wednesday Regular meeting <br />December 24, 1986, Wednesday No meeting <br />OLD BUSINESS - Public Heari <br />There was none. <br />NEW BUSINESS - Public Hearings <br />Tract 5341, Falcon Development Co. <br />Application of Falcon Development Company to subdivide an <br />approximately 21.8 acre site into 109 parcels for single-family <br />residential use, ranging in size from approximately 5,000 sq. ft. <br />to approximately s,ooo sq. ft., and one parcel of approximately <br />2.2 acres for a park site, located at the eastern terminus of <br />West Las Positas Boulevard. Zoning for the property is PUD <br />(Planned Unit Development)-Medium Density Residential District. <br />Mr. Swift presented the staff report recommending approval of <br />Tract 5341. <br />Commissioners Berger and Wellman discussed lot layout, street <br />configuration and other aspects of the proposal. Mr. Swift <br />explained indicating that the applicant is now down to 109 lots <br />from 158 and this is about the best layout for that number of <br />units. It would be unfair to ask the applicant to reduce the <br />number of units further. Also, when Staples Ranch comes through <br />for development, the City will have to be very careful with the <br />streets to the north. It is not intended to have West Las <br />Positas be a major thoroughfare. <br />The public hearing was opened. <br />Bruce Harrington, General Partner for the development, indicated <br />he agrees with all of the conditions except he would like some <br />items clarified. Mr. Harrington asked that the last clause of <br />Condition No. 3, page 5 of the Staff report be deleted. The <br />County requires a chainlink fence the same as that provided in <br />the Deetz Crane development. The cost would be major to install <br />redwood fencing, there would be a 6"-8" gap between that fencing <br />and the chainlink required by Zone 7, therefore, he recommends <br />- 2 - <br />.
