Minutes <br />Planning Commission <br />September 24, 1986 <br />UP-86-35, BAS Homes, Inc. <br />Application of BAs Homes, Inc. for a conditional use permit to <br />operate a subdivision sales/construction office in a temporary <br />trailer facility, to be located at the southwest corner of the <br />intersection of Cameron Avenue and Martin Avenue. Zoning for the <br />property is PUD (Planned Unit Development)-Low Density <br />Residential District. <br />Mr. Lew presented the staff report recommending approval of Case <br />UP-86-35. <br />Commissioner Innes discussed the white trailer and made reference <br />to photographs showing shingle on the trailers. Staff responded <br />that the shingle trailer is only to depict the awning which will <br />be used on the subject unit. <br />Commissioner Wellman asked staff how they feel about the 'white' <br />color. Mr. Lew said staff has no problem with it as long as it <br />is intended to serve as a focal point and site of the sale office <br />Commissioner Michelotti discussed condition No. 10 indicating the <br />applicant has agreed not to remove any walnut trees, but she <br />wondered whether or not they would be removing any trees. <br />Commissioner Innes asked if anyone felt a time limit would be <br />appropriate for this use. Mr. Lew indicated staff has no problem <br />with a time limit if it is the Commissioner's pleasure. <br />Commissioner Innes asked if 18 months would be adequate. <br />Commissioner Michelotti discussed Condition No. 5 relating to <br />flags, etc. Mr. Lew indicated that this is a standard condition <br />and applies to this development. <br />The public hearing was opened. <br />Steve Stern, President, bas Homes, 20823 Stevens Creek, <br />Cupertino, referred to Condition No. 5 regarding flags, banners, <br />etc. and stated they do not allow these items either, therefore, <br />have no problem with this condition. In response to Commissioner <br />Michelotti's question, it is their policy to remove as few trees <br />as possible. Further the shingle trailer was shown to depict the <br />deck and landscaping treatment. Mr. Stern indicated their <br />intention to start construction the middle of Spring. They only <br />own 17 of the 23 lot subdivision. <br />Commissioner Innes asked if the applicant was willing to change <br />the color of the bas trailer. Mr. Stern indicated they prefer <br />not to change the color, as this is the standard color of their <br />construction trailer. This is not meant to be a permanent sales <br />installation. <br />The public hearing was closed. <br />A motion was made by Commissioner Innes, seconded by Commissioner <br />Michelotti that UP-86-35 be approved subject to the conditions of <br />the staff report as all findings shown thereon are made.
