Minutes <br />Planning Commission <br />September lo, 1986 <br />Commissioner Michelotti asked if there was a fence plan for the <br />proposal. Mr. Mix passed out photographs of their proposed fence <br />plan. <br />A motion was made by Commissioner Wellman, seconded by <br />Commissioner Michelotti that Tracts 5680, 5681, and 5682 (Lund) <br />be approved subject to the conditions of the staff report <br />(modifying Condition No. 18 and 38 as shown on the Revised <br />Conditions of Approval proposed and modifying No. 37. These <br />conditions will now read as follows: <br />18. That the existing well located on a portion of Lot 62 may <br />remain provided that a temporary access and service easement <br />is recorded in conjunction with the Final Map for Phase III <br />and that the site is landscaped by the developer in <br />accordance with a landscape plan submitted to the Planning <br />Department for approval. Any other existing wells, septic <br />tanks or holding tanks on the site shall be properly sealed, <br />filled and abandoned prior to the start of grading operations <br />in the appropriate phase unless Zone 7 retains specific wells <br />for observation wells, or special approval is obtained from <br />the City Engineer for temporary use of an existing well for <br />construction water. <br />37. That the streets Independence Drive, Lund Ranch Road and <br />Junipero Street as shown on the tentative map for Tracts <br />5680, 5681 and 5682 shall be standard 40 feet curb-to-curb <br />within a 60 ft. right-of-way. <br />38. The street cross-section for Independence Drive from Bernal <br />Avenue to the Lund Ranch development which was approved as <br />shown in Exhibit B of PUD-84-15 shall be modified so that <br />within the sixty foot (60') right of way between Bernal <br />Avenue and the start of the center median the following <br />shall be constructed: <br />a. A 46' pavement section including two 12' traffic lanes, <br />and 12' center left turn lane, and a 5' bike lane on <br />each side of the street. <br />b. A 5' sidewalk on the westerly side only. <br />c. The distance from east face of curb to the Bonde <br />property line shall be 9' (or as otherwise approved to <br />meet vertical and horizontal design requirements). <br />An 8' public service easement (PSE) shall be required on the <br />west side of the proposed 5' sidewalk. The developer will <br />be responsible for design of the entire section and <br />installation of an interim section subject to final approval <br />of the City Engineer which will include the finished <br />easterly curb, a thirty-four-foot (34') paving section and <br />interim sidewalk. <br />- 18 - <br />__ _ T <br />
