PUD-80-15-2D-1M, Hivest, Inc. <br />Application of Hivest, Inc. for a major modification to an <br />approved development for a shopping center to allow for <br />convenience food markets as a permitted use, to be located on <br />approximately two acre site, located on the south side of Pimlico <br />Drive, approximately .1 mile east of the, intersection of Pimlico <br />Drive and Santa Rita Road. Zoning for the property is PUD <br />(Planned Unit Development)-Commercial District. <br />This matter was continued to 8/13/86. <br />PUD-84-12-iM, Falcon Development Company <br />Application of Falcon Development Company for a major <br />modification to an approved development plan, located at the <br />eastern terminus of West Las Positas Boulevard, to reduce the <br />number of lots, increase the minimum lot size, and add a <br />neighborhood park. The City may do one or more of the above, <br />consistent with the requirements of the General Plan. Zoning for <br />the property is PUD (Planned Unit Development)-Medium Density <br />Residential District. <br />Mr. Swift presented the staff report. <br />Commissioner Innes asked in this type of PUD what the normal <br />floor area ratio is. Mr. Swift said generally 40$ coverage. <br />The public hearing was opened. <br />Bruce Harrington, Falcon Development agrees with staff's <br />comments. Mr. Harrington reviewed the proposed conditions. He <br />stated they agree with a minimum lot size of 5,000 sq. ft. which <br />is an increase over 4050 sq. ft. They do however request that an <br />arbitrary lid of 110 units be eliminated as they can probably get <br />from 110-115 on the site. Their proposed layout is more <br />rectalinear than curvilinear. They also object to 4(g) which <br />requires a floor area ratio not to exceed 40%. They desire to <br />cooperate with the neighboring community and plan to build houses <br />which will cost $185-$195,000. The concern of the neighbors is <br />to make sure that the houses are equal to or of more value than <br />the existing Pleasanton Meadows houses. Condition 1(g) requires <br />40~ which on a 5,000 sq. ft. lot which would mean that a 2,000 <br />sq. ft. house would comply; this size house wouldn't sell for the <br />$185,000 minimum sought for the project. They would plot <br />two-story houses on all lots with the possible exception of <br />corner lots. Families are requiring larger two-story homes in <br />Pleasanton. <br />Commissioner Michelotti discussed with Mr. Harrington large <br />houses on small lots. Mr. Harrington pointed out that the Downs <br />is a similar project. <br />Mr. Harrington discussed the location of a park on site. A 2.2 <br />acre park meets the objectives of Pleasanton Meadows residents <br />particularly those living in Pheasant Crossing. This size park <br />is an inefficient park in staff's opinion.
