PUD-82-10-3M, Grey Eagle <br />Application of Grey Eagle for a major modification to an approved <br />development plan to allow for the relocation of the designated <br />building pad for Parcel 14 within the 28-unit residential <br />development located on the south side of the eastern terminus of <br />Crellin Road. Zoning for the property is PUD (Planned unit <br />Development)-Low Density Residential District. <br />Mr. Swift presented the staff report recommending denial of this <br />project alluding to the letters received in support of the staff <br />recommendation and against approval of this application. <br />Commissioner Michelotti asked if the main issue is the degree of <br />steepness and fire access. Mr. Swift said these are the main <br />objections. <br />The public hearing was opened. <br />Tom Plummer, 39 California Avenue, reviewed the history of the <br />project. He stated that when the project was approved it <br />necessitated the realignment of Feather Court which shifted the <br />road 40 feet, thus the obscurity of the pad which really exists <br />on Lot 14. <br />Randy Black, proposed property owner of Lot 14, stated she and <br />her husband Tom Black placed a down payment on this property <br />about one month ago. They propose to have driveway access only <br />one-half of the length of what is shown on the proposed change. <br />The house pad area will be closer to the front of the property <br />and will be built into the hill rather than on a large pad. The <br />second floor of the house will go back and actually hug the hill. <br />They do have some drawings and maps for development which could <br />be shown on the Planning Commission. <br />Commissioner Innes suggested that this matter be continued <br />inasmuch as the Black's have a plan which differs from that <br />before the Commission. <br />Randy Black stated she was happy to report that tonight they have <br />had communications with the applicant as well and Mr. O'Callaghan <br />and other neighbors. <br />Chairman Lindsey suggested the matter be continued to the next <br />meeting for the new proposal. Ms. Black said she will be out of <br />town on August 13, 1986. <br />Commissioner Michelotti asked about the steepness of the <br />driveway. Ms. Black said it will be about 15-16 percent and will <br />be about one-half the length stated in the staff report. <br />Chairman Lindsey said it appears to him that all parties can work <br />this matter out.
