Minutes <br />Planning Commission <br />May 14, 1986 <br />PUD-86-5, Callahan-Pentz Properties <br />Application of Callahan-Pentz Properties and Prudential Insurance <br />Company of America to rezone an approximately 10.5 acre site from <br />PUD (Planned Unit Development)-office District to the PUD <br />(Planned Unit Development)-High Density Residential District, <br />located generally in the area bounded by Owens Drive, West Las <br />Positas Boulevard, a portion of the former railroad right-of-way <br />of the Southern Pacific Transportation Company, and Tassajara <br />Creek. Zoning for the property is PUD (Planned Unit <br />Development)-Offices District. <br />GP-86-2, Prudential Insurance Company <br />Application of the Prudential Insurance Company of America to <br />amend the General Plan Land Use Element designation of an <br />approximately 14.6 acre site from Industrial/Commercial and <br />Offices and Public Health and Safety to High Density Residential, <br />located generally in the area bounded by West Las Positas <br />Boulevard, a portion of the former railroad right-of-way of the <br />Southern Pacific Transportation Company, and the right-of-way of <br />the Stoneridge Drive extension. <br />PUD-86-6, Prudential Insurance Co. <br />Application of the Prudential Insurance Company of America to <br />rezone an approximately 14.6 acre site from PUD (Planned Unit <br />Development)-Industrial/Commercial and Offices District to the <br />PUD (Planned Unit Development)-High Density Residential <br />District located generally in the area bounded by West Las <br />Positas Boulevard, a portion of the former railroad right-of-way <br />of the Southern Pacific Transportation Company, and the <br />right-of-way of the Stoneridge Drive extension. Zoning for the <br />property is PUD (Planned Unit Development)-Industrial/Commercial <br />and Offices District. <br />Mr. Swift presented the staff reports indicating that an <br />approximately 100 foot former Southern Pacific Right of Way <br />should be included as Open Space when the zoning is considered. <br />The public hearing was then opened for all of the above <br />applications. <br />Joe Callahan, represented Callahan-Pentz Properties, and <br />Prudential Insurance Company of America with regard to the <br />applications. They are currently working with a national <br />apartment builder concerning the development of the site and will <br />come back with a development plan at a later date. Approval of <br />the applications would eliminate approximately 1200 jobs and <br />substitute approximately 650 residential rental units. This will <br />serve also to mitigate am and pm traffic impacts. He asked that <br />50' and not 100' be held for the transit easement. 100' is far <br />more room than is likely to be used by any transit system. In <br />his opinion, a light rail connection will most likely be in the <br />freeway median anyway in his opinion. <br />Commissioner Innes asked if this is approved whether there would <br />be approximately 1000 more units in the area east of the Hacienda <br />Business Park. Mr. Callahan said this is in combination with <br />- 7 - <br /> <br />
