Minutes
Planning Commission
May 14, 1986
Val Strough
Jim Heddy, Val Strough, 2479 Industrial Parkway, Hayward, stated
they are landlocked behind a major shopping center. They are in
the middle. Their frontage is the smallest of the dealerships.
He indicated name identification is very important. He
stated unfortunately, because of elevation 24' signs are actually
read less than 24' from the freeway. They feel it is very
important to have a pylon sign to show the public their location.
They don't object to the recommendation of the staff with regard
to reducing the entry of signs for Val Strough Auto Village, but
they don't want to eliminate "used car sales." They need some
kind of identification for "used car". They felt including it in
the major sign was a proper solution. they would like to have
the names of the individual dealerships above the actual signs.
Jim McDonald, 5849 Corte Mente, Pleasanton, felt that signage is
critical in the automobile business. He does, however,
appreciate the comments of the City. They are very aware this
particular location is important because of its eastern entrance
position. He felt the Val Strough Auto Village to be unique, and
there is a need to show the dealerships as separate corporations.
There are four individual new automobile dealers. He said they
will be advertising in the East Bay that they are located at
I-580/Santa Rita Road and not in the Rose Pavilion. He stressed
the importance of corporate identifications.
Commissioner Inner asked Mr. McDonald how many people assume used
cars are sold at any given dealership. Mr. McDonald acknowledged
that some people do make this assumption. Commissioner Innes
then pointed out that General Motors signs in Southern California
have signs which include the logo and corporate names. He stated
that Santa Barbara is an excellent example. They allow logos on
a building and the integrity of their signs are maintained. They
would not allow a combination like Berkey has at this dealership.
The Chairman then asked the applicant if they would like to go
back and work with staff concerning another sign proposal.
Mr. McDonald said they are willing to work with staff.
The public hearing was closed.
Chairman Lindsey and Commissioner Innes acknowledged that they
had met regarding signage in this particular area. They are very
sensitive to the locations and entrance to the City. They talked
about the large Rose Pavilion sign and its contents.
Commissioner Wellman felt that
as three separate parcels with
three separate considerations.
separate signs for Val Strough
She felt the BMW proposal with
to the entire development.
the dealerships should be treated
regard to their signage and have
She was uncomfortable with four
and would like a better solution.
the logo was aesthetically a plus
- 4 -
