Minutes <br />Planning Commission <br />May 14, 1986 <br />Hacienda and Reynolds and Brown should be imposed upon the <br />project. <br />Commissioner Innes said there are not any tennis courts, etc. on <br />the park and didn't feel the one acre park to be sufficient for <br />the 5,000 workers on the site. He would like to see the <br />recreation condition, TSM condition and traffic studies required <br />on this project. Chairman Lindsey indicated he couldn't support <br />all of those requirements being imposed upon the project but <br />could support the requirement of a traffic report for further <br />development. <br />A motion was made by Commissioner Innes, to recommend approval of <br />PUD-80-2-2M subject to the conditions of the staff report, adding <br />the recreation condition, and TSM requirements as in the other <br />business parks. This motion died for lack of a second. <br />A motion was made by Commissioner Innes, seconded by Commissioner <br />Hoyt to recommend approval of PUD-80-2-2M subject to the <br />conditions of the staff report but requiring a traffic report for <br />further development submittals, requiring the TSM Ordinance <br />condition be applied; and adding the recreation condition similar <br />to that imposed on Hacienda Business Park and Reynolds and Brown. <br />Commissioner Wellman asked if the Park and Recreation people <br />didn't consider all the recreational needs in their overall <br />plans. Mr. Swift stated that the original design of all of the <br />City parks didn't consider 70-80,000 employees working in the <br />City. <br />Mr. Swift discussed TSM and the fact that there is now a <br />City-wide ordinance which applies to Koll Center as it does to <br />everyone else in the City. <br />Commissioners Innes and Hoyt then withdrew the requirement of the <br />TSM condition to the proposal. <br />ROLL CALL VOTE <br />AYES: Commissioners Hoyt, Innes, and Wellman <br />NOES: Commissioner Berger and Chairman Lindsey <br />ABSENT: Commissioner Michelotti <br />ABSTAIN: None <br />Resolution No. 2794 was entered and adopted recommending approval <br />of PUD-80-2-2M as motioned. <br />PUD-80-2-iD, Koll Co. <br />Application of Bernal Avenue Associates and the Koll Company for <br />design review approval for eight one-story and one three-story <br />office buildings totalling approximately 300,400 square feet to <br />be located on five sites totalling approximately 24 acres, <br />located on the west side of Valley Avenue between Bernal Avenue <br />and the Arroyo del Valle. Zoning for the property is PUD <br />(Planned Unit Development)-Industrial/Commercial District. <br />- 13 - <br />~__ . <br />
