Minutes <br />Planning Commissior. <br />February 26, 1986 <br />Commissioner Innes went to Newark and ate at Mr. Martinez' <br />restaurant. He said it was very good. Commissioner Innes did <br />not favor a strip shopping center in this location and expressed <br />concerns with the possibility of one not doing well at this <br />location. Mr. Martinez has a similar strip center in Newark and <br />while a strip center immediately across the street has not done <br />too well, his center is 800 leased. <br />Cheryl Shore, 3853 Fairlands, stated that previously Mr. Martinez <br />said he would eliminate a cocktail lounge from the restaurant <br />when it was proposed with a hotel and has said nothing at this <br />time that he would do the same thing with this proposal. She <br />noted that the Chairman was previously impressed with this <br />compromise. Commissioner Michelotti asked how Ms. Shore felt <br />about the strip shopping center. Ms. Shore said she didn't <br />particularly like it, but it is better than a hotel/restaurant as <br />previously proposed. <br />Mr. Cohen, Proprietor, McDonalds Restaurant, stated he is neither <br />for nor against this project but would ask that traffic be <br />considered when considering approval of it. <br />The public hearing was closed. <br />Commissioner Innes had planning and economic viability concerns <br />should this strip center be approved. <br />Commissioner Wellman reinforced Commissioner Innes' concerns. <br />She expressed sympathy with Mr. Martinez in his attempts to unite <br />the community and Planning Commissioners in support of his <br />proposals. She stated that he has the right to develop his <br />property. <br />Vice Chairman Lindsey didn't feel that the Commission has seen an <br />appropriate proposal for this site. He supported staff in their <br />recommendation to deny this project with apology to the <br />applicant. <br />Commissioner Michelotti expressed concern with the design of the <br />structure. The property is difficult to work with. She could <br />support a different design. <br />A motion was made by Commissioner Innes, seconded by Commissioner <br />Michelotti that Case PUD-80-15-4D be denied for the reasons <br />stated. <br />ROLL CALL VOTE <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br />Commissioners Hoyt, Innes, Michelotti, Wellman <br />and Vice Chairman Lindsey <br />None <br />Chairman Wilson <br />None <br />- 3 - <br />
