Minutes <br />Planning Commission. <br />February 26, 1986 <br />OLD BUSINESS - Public Hearings <br />PUD-80-15-4D, Martinez <br />Application of Michael Martinez for development plan approval for <br />an approximately 32,100 sq. ft. shopping center to be located on <br />approximately 2.6 acre site, located on the north side of Pimlico <br />Drive, approximately 600 feet east of the intersection of Santa <br />Rita Road and Pimlico Drive. Zoning for the property is PUD <br />(Planned Unit Development)-Commercial District. <br />Mr. Swift presented the staff report which recommended denial of <br />the project. <br />Commissioner Innes stated page 4 refers to the mitigation <br />measures of the left turn being approved by the proper regulatory <br />agencies or a recommended condition, but he didn't note this as a <br />condition of the staff report. Mr. Swift indicated it should be <br />added. <br />The Commissioners discussed staff's opinion concerning hotels and <br />other uses for the site. Staff feels that the original proposal <br />of hotel and restaurant would be appropriate. Commissioner Innes <br />brought up the issue of locating a CHP facility on the site. Mr. <br />Swift indicated that staff prefers to see a single user type <br />development on the site rather than the proposed strip retail <br />center. <br />The Commissioners and staff discussed Mr. Martinez' dilemma in <br />that when he applied for a hotel/restaurant, the Planning <br />Commission denied the use because of traffic concerns and public <br />outcry, and now that a strip shopping center has been approved by <br />the neighbors, the staff recommends denial. <br />The public hearing was opened. <br />Mike Martinez, 1935 Dry Creek Blvd., Campbell, stated they have a <br />restaurant in Newark and invited the Commissioners to try it. It <br />would be the same as the one proposed for Pleasanton. He doesn't <br />know what else can go on the property. He personally would have <br />liked a motel/restaurant on the site. Their motel would do as <br />well as a Super 8. Nevertheless the neighbors wanted something <br />on the site to benefit the community and they have done this. He <br />urged approval of their application. Commissioner Wellman asked <br />Mr. Martinez if he had met with the homeowners association on <br />this proposal. Mr. Martinez indicated he had and didn't see <br />anybody representing them at this meeting. <br />Commissioner Michelotti then reviewed the type of uses that would <br />go in such a shopping center with Mr. Martinez. Commissioner <br />Michelotti expressed some concern with what would go on the back <br />of the building and be viewed from the freeway. Mr. Martinez <br />indicated that staff brought this to his attention two-three <br />weeks ago and suggested a trellis or some other means be used to <br />enhance the building. He will be very pleased to comply with <br />this. He did not have a rendering of his proposal for the back <br />of the building at this point. <br />- 2 - <br />_ fem. ~. «. .._.' <br />
