Zoning
for the property is PUD (Planned unit Development)-Commercial
District.
Mr. Swift presented the staff report recommending approval of
this application. Color renderings and material boards were then
shown to the Commission.
Commissioner Innes asked about the approximately one acre site
next to the Martinez property. Mr. Swift stated that Mr.
Martinez doesn't own the property. Commissioner Innes felt the
City has to make it clear how much commercial property will be
allowed to develop in the Pimlico area given current traffic and
other environmental impacts. He asked if the City can tell
someone they cannot develop their property unless they buy an
adjoining piece. Mr. Swift indicated that except in a
redevelopment situation, the City doesn't have the power to
combine lots, although it could given the proper ordinances,
- 9 -
