preclude development. The Martinez project has been conditioned <br />by staff to allow driveway access between the sites. The City <br />did allow subdivision of this property a number of years ago. <br />However, the City accomplished a lot combination at the Holiday <br />Inn site through persuasion. The Holiday Inn did buy the <br />additional piece of property. <br />Chairman Wilson asked about the proposed restaurant. Mr. Swift <br />indicated it would be similar to Dennys. <br />The public hearing was opened. <br />Ron Harwell, partner with Mr. Martinez, 1935 Dry Creek Road, <br />Campbell, addressed the Commission. They have scaled down the <br />three story motel <br />original development plan from a 75-80 unit, <br />and two fast food restaurants to a two-story motel and one <br />sit-down restaurant. Their restaurant will be likened to a <br />Peppermill and not a Dennys. It will be a full scale restaurant. <br />Their two-story motel has been designed for security purposes so <br />patrons will have to enter their roams from an interior hallway. <br />They have built five Brookside Inns over the past five years. <br />They are currently building one in Newark at Mowry and Cedar. <br />Their motel rooms will be similar to the Holiday Inn, Ramada Inn <br />and Sheraton and will cater to middle income travelers or <br />mid-management business persons. He has heard concerns expressed <br />about the proximity to Santa Rita jail. In Milpitas they are <br />next to the Elmwood facility and have had no problems. He invited <br />the homeowners and Commissioners to visit their facilities to <br />show that development as proposed will not be a detriment to <br />their security, environment or values of their property. <br />Commissioner Lindsey didn't see how a motel in this location <br />could compete with the existing Holiday Inn or Sheraton. Mr. <br />Harwell indicated that they have found their motels can be <br />operated at a profit while charging $20-30 less than the Hilton. <br />They don't know the price structure yet of the motel but because <br />of the design feel it can be developed and operated profitably. <br />Commissioner Lindsey asked whether or not they have talked to the <br />owners of the adjacent one acre site. Mr. Harwell indicated they <br />have not. <br />Commissioner Michelotti asked Mr. Harwell if he agrees to <br />eliminate the blue the and replacing it with something else as <br />suggested by staff. Mr. Harwell indicated they don't have a <br />great deal of feeling about this one way or the other. <br />Commissioner Michelotti stated personally she liked the the <br />proposed. Mr. Swift indicated the recommendation is to get a <br />material that will complement the building whether or not it is <br />blue. <br />Commissioner Michelotti then discussed two lanes on the on-ramp <br />at this location. Mr. Swift stated that TJKM has been working <br />with Caltrans on this, and that something needs to be done on a <br />short-term basis. Caltrans has indicated it would be approved, <br />but the City has not seen a letter from them confirming this. <br />- 10 - <br />
