sufficient numbers of hotels in town. They could support a car <br />dealership. <br />Commissioner Innes then addressed potential traffic impacts of a <br />strip shopping area. It was indicated it may be lower because of <br />traffic distribution. <br />Jan Pappas, 3917 Fairlands, agreed with all of the previous <br />speakers against this project. She expressed concerns with <br />traffic. She expressed concerns with recent traffic counts <br />because the counter, when she saw it, was too far down the block <br />to take in the traffic of the corner and that going in and out of <br />the McDonalds. Mr. Swift explained that the actual count on the <br />corner was done manually and that perhaps the counter seen by Ms. <br />Pappas was in place for other reasons. Ms. Pappas then asked <br />that this meeting be postponed. She didn't feel that with the <br />Christmas-time mail, etc. that everyone received adequate notice <br />of the meeting. <br />Dave Baxley, 3911 Fairlands, stated he had a personal tragedy and <br />was unable to go out and notice all those which he normally would <br />have advised. <br />Mike Martinez, 1935 Dry Creek Road, Campbell, indicated that this <br />matter was postponed in December at staff' request. They would <br />not object to eliminating the cocktail lounge as part of the <br />restaurant use if this was the desire of the Commission, but <br />their restaurant will be a full-service, family oriented one <br />which people in Pleasanton would like to use. Their hotels are <br />manned 24-hours per day with security. Regarding traffic, most <br />hotels users come about 8:OOpm and leave in the morning. <br />Restaurants generate noontime business and dinner hour at 7:OOpm. <br />He believes the uses proposed are appropriate for this property <br />and will not be detrimental to property values. He invites the <br />neighbors to come and see their development in Newark. Their <br />restaurant is very similar to a Peppermill. If it is the <br />pleasure of the Commission, the lounge in the restaurant will be <br />eliminated. <br />Mr. Carl Samuelson, 3929 Fairland, stated that there are four or <br />five homes in the immediate area (his being one of them) that <br />will have a large impact as a result of development of this <br />proposal. <br />Rich Shore, 3853 Fairlands Drive, expressed concern with the City <br />considering this project in light of possible traffic impacts. <br />He stated that whether numbers gave you a LOS D or E if it was <br />that high and questionable, he didn't know why the project is <br />being considered in the first place. He took issue with the <br />Initial Study indicating that negative findings are made <br />concerning the environmental assessments. He could not <br />understand development of the area for transients rather than <br />neighbors. He assured the Planning Commission that given <br />sufficient time, this meeting room would be filled with people <br />against this project. <br />- 12 - <br />
