Minutes
Planning Commission
October 22, 1986
Commissioner Wellman felt it was in the best interest of the City
to get a Post Office location approved to get the Post Office
going. The other Commissioners agreed with this unanimously.
Commissioner Michelotti discussed with staff traffic impacts of a
Post Office in a retail area. Mr. Swift indicated that
engineering had a problem with the snorkel lane off-site. On
Black Avenue the lane is on site.
Mr. Callahan then reviewed the many contacts with the Post Office
and the varying opinions of their needs of the many people with
which he has made contact. Mr. Callahan stated again that the
traffic would not necessarily be using Owens/Hopyard intersection
to get to the Post Office.
The developer and staff did not agree upon the addition of some
trees in clusters along the northern boundary of the site. The
Planning Commission agreed because the rear parking lot is
essentially unattractive as viewed from the freeway and would be
largely obscured by the planting.
The public hearing was closed.
After discussion between the developers, Commission and staff,
the Planning Commission reached consensus on the following
conditions:
1. Agree with staff condition.
2. Agree with staff condition.
3. Approved preliminary sign placements on the building to have
"Mercedes Benz" and logo on the northerly showroom elevation
and dealer name and logo on the westerly showroom elevation
4. Delete staff's recommendation
4. Added two clusters of Shamel ash street trees along Owens
Drive (eliminating Canary Island pines).
5. Modified the Lot 51A-51B common driveway landscaping to match
the Owens Court treatment.
6. Added "parking court trees" in the landscape median on the
south side of the building between service doors.
7. Added shrubs and trees in the rear parking area landscape
islands to screen the north elevation service doors.
8. Increased the width of the planter along the east and north
sides of the building.
9. Added clusters of "canal trees" along the rear property line
in the 15' landscape easement.
10. Deleted the drop box "snorkel lane" in front of Site 51B.
- 12 -
_~.
r_ __.... _ _ _.
