Minutes <br />Planning Commission <br />June 24, 1987 <br />felt his development (Caldwell property) would be the proper <br />demarcation, separating the City from the County Remen Tract. <br />Chairman Lindsey asked Mr. Gooch if he agreed with the staff <br />reports except the elimination of the development of the Caldwell <br />property. Mr. Gooch said he would like Caldwell approved with <br />Scenario "A". Mr. Gooch asked that Condition No. 12 be clarified <br />because as written, it would require bigger lots. Mr. Quaglia <br />stated that this condition refers to the addition of accessory <br />structures once the development is built. <br />Ron Schneider, 650 Orofino Court, stated the current proposal is <br />better than the previous plan. Mr. Schneider agreed with <br />the applicant witYi regard to the Caldwell property. He agreed <br />with the entire plan except for the width of Mavis Drive. It is <br />very narrow and there is a pole on Vineyard Avenue facing this <br />street. The street is so narrow that even if a very small car is <br />used in making a turn it ends up coming onto a lane of traffic . <br />He would recommend that a car exiting Mavis and a car turning <br />left off Vineyard Avenue will cause a tremendous backup on <br />Vineyard Avenue. It could be mitigated by having Mavis Drive one <br />way to exit only until Riccio property is built out. The only <br />entrance then would be Vine Street to Birch Creek. <br />Chairman Lindsey asked if the pole on Vineyard Avenue could be <br />moved, and if it were moved would Mr. Schneider feel more <br />comfortable leaving Mavis the entrance/exit. Mr. Schneider <br />responded, "No, it would still be too narrow." Chairman Lindsey <br />stated that there is no parking on each side and according to the <br />Fire Department there is adequate room for their use. <br />Commissioner Michelotti asked Mr. Schneider if cars were parked <br />on either side when Mr. Schneider tried to maneuver a turn. <br />Mr. Schneider said cars were on the west side but not close to <br />the driveway. <br />Commissioner Michelotti asked Mr. Leach if the pole could be <br />moved. Mr. Leach stated it could be moved but would require more <br />right-of-way. Chairman Lindsey asked if that was possible. <br />Mr. Gooch stated he intended to give Riccio 14' of additional <br />land in conjunction with the project but would have to talk with <br />the Riccio's about any additional land takes along Vineyard <br />Avenue. Mr. Gooch did agree, however, to move the pole. <br />Frank Belecky, 892 Madeira Drive, stated that for several years <br />Vineyard wasn't paved on the east end. It has now been paved and <br />marked for a bike lane on both sides. Mr. Belecky asked that <br />this be preserved. There are many, many children using this bike <br />daily. <br />Roberta Caldwell, 3745 Vineyard Avenue, stated they have the last <br />linear property left. The properties do not lend themselves to <br />large lots. None of the subject projects are part of the Remen <br />Tract.
