Minutes <br />Planning Commission <br />5/27/87 <br />trenches were also dug on site to see if there was any fill <br />material. Analysis was done on liquefaction. The borings done <br />in previous years only went down 10-15' so the slope <br />stabilization has been thoroughly addressed. <br />The public hearing was closed. <br />Commissioner Michelotti stated that the garage doors will be <br />installed with garage door openers to encourage use of the <br />garages. Mr. Swift also stated that the Code requires 20 parking <br />places and this project is offering many more. <br />Commissioner Berger commented that the developer has done a very <br />good job on a very difficult site. <br />Commissioner Mahern shared Commissioner Berger's comments. The <br />project is a big improvement over what people have had to look at <br />in the past. She has no problem at all with the project and <br />complemented the developer on the architecture and development <br />plans. <br />Commissioner Tarver felt the project was well done and placed <br />properly on the site. He still had a problems with the right <br />turn in and out on Division Street. The more congested Division <br />Street gets, the more traffic will go down Del Valle. <br />Vice Chairman Michelotti pointed out that Del Valle Parkway has <br />been planned to carry through traffic. <br />A motion was made by Commissioner Berger, seconded by <br />Commissioner Mahern to recommend approval of the negative <br />declaration prepared for Case PUD-87-9 as project approval would <br />have an insignificant adverse effect on the environment. <br />ROLL CALL VOTE <br />AYE5: Commissioners Berger, Mahern, Tarver and Vice <br />Chairman Michelotti <br />NOES: None <br />ABSENT: Commissioner Hoyt and Chairman Lindsey <br />ABSTAIN: None <br />Resolution No. PC-87-55 was entered and adopted recommending <br />approval of the negative declaration prepared for Case PUD-87-9 <br />as motioned. <br />A motion was made by Commissioner Berger, seconded by <br />Commissioner Mahern to recommend approval of Case PUD-87-9 <br />subject to the conditions of the staff report, adding conditions <br />as shown in the Memorandum to the Planning Commissioners dated <br />May 27, 1987, and amending Condition No. 4 of that memorandum to <br />read as follows: "The existing overhead utility system shall be <br />installed underground, the extent to be worked out with staff <br />prior to City Council," finding PUD zoning to be in conformance <br />with the City's General Plan. <br />- 7 - <br />r <br />
