Minutes <br />Planning Commission <br />5/27/87 <br />ROLL CALL VOTE <br />AYES: Commissioners Berger, Mahern, Tarver, and Vice <br />Chairman Michelotti <br />NOES: None <br />ABSENT: Commissioner Hoyt, and Chairman Lindsey <br />ABSTAIN: None <br />Resolution No. PC-87-56 was entered and adopted recommending <br />approval of Case PUD-87-9 as motioned. <br />PUD-87-6, B-W Construction Co./First Interstate Bank <br />Application of B-W Construction Company and First Interstate Bank <br />for development plan approval to construct a 28-unit residential <br />townhouse complex, to be located on an approximately 2.4 acre <br />site, located at 553 8t. John Street. Zoning for the property is <br />PUD (Planned Unit Development) - High Density Residential <br />District. <br />Mr. Swift presented the staff report recommending approval of <br />Case PUD-87-6. <br />The public hearing was opened. <br />Jim Rubnitz, B-W Construction, 1925 So. Winchester, Campbell, <br />stated that they agree with the conditions recommended in the <br />staff report. They, however, take exception to staff's request <br />for horizontal siding in that it would increase the cost of the <br />units dramatically to make this change. <br />Commissioner Berger discussed with Mr. Rubnitz the colors and <br />materials to be used on the project. Commissioner Berger asked <br />if there would be a shake roof. Mr. Rubnitz stated that this has <br />not yet been decided, and would depend upon a number of things. <br />Commissioner Berger asked if white and cream are the only two <br />colors to be used. Mr. Rubnitz acknowledged it was their <br />intention to use only these two colors. Commissioner Berger then <br />asked staff if they were satisfied with these colors. <br />Commissioner Mahern asked Mr. Rubnitz to estimate the difference <br />in price to to go the horizontal siding vs vertical. Mr. Rubnitz <br />reviewed the construction procedures and the doubling labor costs <br />involved. Commissioner Mahern commented that by going to the <br />horizontal siding one would get a better insulated house. <br />Commissioner Michelotti discussed the accent colors on the roof <br />as being the only differentiating color. Mr. Rubnitz showed <br />photographs of a similar project in Santa Clara. <br />Commisisoner Michelotti asked staff if they supported the project <br />because it was interior to St. John Street. Mr. Swift stated <br />that this is correct. <br />Ernie Moriago, owner of 588 St. John Street, expressed concern <br />with the cul-de-sac of St. John Street because a precise plan has <br />not yet been done.
