Minutes
Planning Commission
5/27/87
ROLL CALL VOTE
AYES: Commissioners Berger, Mahern, Tarver, and Vice
Chairman Michelotti
NOES: None
ABSENT: Chairman Lindsey and Commissioner Hoyt
ABSTAIN: None
Resolution No. PC-87-54 was entered and adopted recommending
approval of Case PUD-80-2-7D as motioned.
GP-86-10~ Westbrook
Application of Jeanette Westbrook to amend the Land Use Element
of the Qeneral Plan from "Low Density Residential" to "High
Density Residential" for an approximately 14 acre site located at
10890 Old Dublin Canyon Road.
This matter was continued indefinitely at the applicant's
request.
PUD-87-9, Peregrine Development Co.
Application of Peregrine Development Company for Planned unit
Development rezoning and development plan approval for
construction of a 12 unit apartment complex, to be located on an
approximately 2.8 acre site located at 1045 Division Street.
Zoning for the property is R-1-6500 (Single-family Residential)
District.
Mr. Swift presented the staff report recommending approval of
Case PUD-87-9. Mr. Swift also stated that the applicant wants to
save more trees that recommended by the tree expert.
Commissioner Tarver asked if staff is recommending both right and
left-hand turns from the project. Mr. Swift acknowledged this
fact.
The public hearing was opened.
Michael Goldsworthy, 78 Mission Drive, made a presentation of the
project. Mr. Goldsworthy reviewed the long list of conditions
suggested for this project, including those of Zone 7. The only
condition they are totally opposed to is the requirement for
undergrounding of the street utilities. They did not feel it was
fair to require this small development to incur the cost of
undergrounding for all of the utilities for Division Street. As
it is, they will have to do extensive work in the creek.
Mr. Swift stated that Standard Condition No. 28 requires
undergrounding utilities across the frontage. The City has
previously required Casa de Califia at Hopyard and Black as well
as other developments to comply with this. There is, however,
some flexibility built into this condition. The applicant can,
perhaps, reach agreement prior to this item being heard by
Council as to the amount and cost involved regarding Condition
No. 28.
- 5 -
_ _ _ ~. -- _ _ __._. , ._ . _ _ _ _ _ r
