Minutes <br />Planning Commission <br />5/27/87 <br />ROLL CALL VOTE <br />AYES: Commissioners Berger, Mahern, Tarver, and Vice <br />Chairman Michelotti <br />NOES: None <br />ABSENT: Chairman Lindsey and Commissioner Hoyt <br />ABSTAIN: None <br />Resolution No. PC-87-54 was entered and adopted recommending <br />approval of Case PUD-80-2-7D as motioned. <br />GP-86-10~ Westbrook <br />Application of Jeanette Westbrook to amend the Land Use Element <br />of the Qeneral Plan from "Low Density Residential" to "High <br />Density Residential" for an approximately 14 acre site located at <br />10890 Old Dublin Canyon Road. <br />This matter was continued indefinitely at the applicant's <br />request. <br />PUD-87-9, Peregrine Development Co. <br />Application of Peregrine Development Company for Planned unit <br />Development rezoning and development plan approval for <br />construction of a 12 unit apartment complex, to be located on an <br />approximately 2.8 acre site located at 1045 Division Street. <br />Zoning for the property is R-1-6500 (Single-family Residential) <br />District. <br />Mr. Swift presented the staff report recommending approval of <br />Case PUD-87-9. Mr. Swift also stated that the applicant wants to <br />save more trees that recommended by the tree expert. <br />Commissioner Tarver asked if staff is recommending both right and <br />left-hand turns from the project. Mr. Swift acknowledged this <br />fact. <br />The public hearing was opened. <br />Michael Goldsworthy, 78 Mission Drive, made a presentation of the <br />project. Mr. Goldsworthy reviewed the long list of conditions <br />suggested for this project, including those of Zone 7. The only <br />condition they are totally opposed to is the requirement for <br />undergrounding of the street utilities. They did not feel it was <br />fair to require this small development to incur the cost of <br />undergrounding for all of the utilities for Division Street. As <br />it is, they will have to do extensive work in the creek. <br />Mr. Swift stated that Standard Condition No. 28 requires <br />undergrounding utilities across the frontage. The City has <br />previously required Casa de Califia at Hopyard and Black as well <br />as other developments to comply with this. There is, however, <br />some flexibility built into this condition.
