Minutes <br />Planning Commission <br />5/27/87 <br />Bud Johnson, architect, presented the renderings, color, and <br />material boards for the projects stating there will be 27,000 sq. <br />ft. retail and 8,000 sq. ft. restaurants on site. They will <br />provide 371 parking spaces. <br />Commissioner Michelotti asked what type of restaurant was <br />envisioned for the site. <br />Michael Martinez, 1935 Dry Creek Road, Campbell, stated that it <br />is their intention to have an upper-scale coffee shop such as a <br />Peppermill Restaurant on site. <br />Commissioner Mahern discussed signage for the retail center, <br />noting that staff recommended the letters be reduced from 27" to <br />20". Mr. Gresham stated they have no problems in going to the <br />20" letters. <br />Commissioner Mahern then discussed the white letters on the blue <br />awning and what would happen if a tenant wanted a particular logo <br />which did not include these colors. Mr. Johnson stated there <br />might be a white block with the logo inside of it. Should that <br />situation arise, they would then ask the City for approval. <br />Mr. Swift stated that if the logo is put on the blue awning in a <br />white block, staff has no objection to this. However, the staff <br />does not want to see the logos on the signs. Mr. Swift reported <br />that the way the conditions of the staff report read, the only <br />item left for which Koll will have to get City approval for this <br />site would be for the choice of color for their free-standing <br />monument sign. <br />Commissioners Tarver and Mahern discussed with the applicant the <br />brick material and the location of the dumpster. Mr. Gresham <br />explained the brick-looking material is not brick. The location <br />of the dumpster will be behind walls and well screened. <br />Commissioner Tarver asked about the screening of mechanical <br />quipment on the roof. Mr. Gresham reviewed the proposed <br />screening and made comparisons between their project and Pedro's <br />restaurant on Hopyard Road. <br />Commissioner Tarver addressed the traffic reports prepared for <br />the development of this project and asked if the 1985 or 1986 <br />counts were used in preparing the reports. Mr. Kinzel stated <br />that the November 1986 counts were used. <br />Commissioner Tarver discussed the ability of the City to close <br />off the westernmost driveway should it become necessary. <br />Mr. Kinzel reviewed the history of the traffic studies done for <br />the area way before the development of the Koll project. <br />Commissioner Tarver asked if the intersection of Hopyard <br />Road/Valley Avenue was considered in the traffic analysis since <br />it is a primary feeder to the Koll project. Mr. Kinzel reported <br />that the impacts of this intersection were considered when the <br />- 3 - <br />.__ T <br />
