Minutes <br />Planning Commission <br />Wednesday, April 22, 1987 <br />over the association and what it does. They cannot force any <br />pre-existing owners to join an association. Trying to get <br />everyone to come together with different goals and time frames <br />will be difficult. Mr. Alexander stated that the width of the <br />street (28') shouldn't be an issue with one-half acre lots. The <br />narrowness maintains the rural atmosphere and integrity of the <br />area. Mr. Alexander contended that no more traffic will be <br />generated on the subject street whether it be private or public. <br />Commissioner Berger asked if there was to be any on-street <br />parking. Mr. Alexander acknowledged there will be none. <br />Chairman Lindsey asked if Martin was a public or private street. <br />Mr. Alexander reported that it is public and so is Mohr Avenue. <br />Chairman Lindsey asked if the Commission agrees for these streets <br />to be public, should the Jennaro property ever develop if there <br />would be a street going to Mohr Avenue. Mr. Alexander answered, <br />"no." The Equestrian Avenue bulb will be extended to the Jennaro <br />property as now layed out. Chairman Lindsey stated that when <br />this project was originally approved, it was his assumption that <br />Cameron would connect to Kamp. Commissioner Tarver asked with <br />Martin Avenue being brought into the City, if it was planned to <br />be improved and widened. Mr. Swift said the street is in the <br />process of being annexed and bas Homes, Inc. will do an overlay <br />across the entire frontage of their property. It will not be a <br />full 36' wide street. Mr. Leach acknowledged that just one-half <br />will be improved, with a 50' right-of-way, 27' paved with rolled <br />curb on the western side. <br />Discussion then ensued relating to the General Plan and sand and <br />gravel reclamation and whether the property would be used for <br />residential. It was stated that there is no fixed plan for the <br />area. <br />Mr. Alexander reported that bas Homes, Inc. doesn't build <br />projects just to get in and then leave town. Their best sales <br />are generated from previous purchasers of bas Homes. Further <br />they intend to develop other property in town and want to do what <br />is right. <br />George Szeman, 3617 Kamp Drive, represented the Mohr Park <br />residents. They are concerned that the homes in their area do <br />not have to bear the burden of traffic for other developments. <br />They do not want any streets widened, but do not care whether the <br />street system discussed is public or private. Their concern is <br />with increased traffic and small children living in the area. <br />They question a need for a full thoroughfare. Chairman Lindsey <br />asked Mr. Szeman if they were concerned with Cameron going <br />through to Kamp. Mr. Szeman said the concern is not with the <br />street going through, but rather with the width of the street. <br />Mr. Szeman said if the Mohr house is renovated, this will mean a <br />large increase in traffic. <br />Commissioner Michelotti asked if Trenery will eventually go <br />through. Mr. Swift said it will end in a cul-de-sac. <br />- 7 - <br />
