Minutes <br />Planning Commission <br />3/2/587 <br />Mr. Sanborn then thanked staff for their assistance with this <br />project. <br />The public hearing was closed. <br />A motion was made by Commissioner Innes, seconded by Commissioner <br />Berger that Case UP-87-4 be approved subject to the conditions of <br />the staff report, modified as recommended by Commissioner Inner. <br />ROLL CALL VOTE <br />AYES: Commissioners Berger, Hoyt, Innes, Michelotti and <br />Chairman Lindsey <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />Resolution PC-87-32 was entered and adopted approving UP-87-4 as <br />motioned. <br />PUD-86-12, Ponderosa Industries, Inc. <br />Application of Ponderosa Industries, Inc. for development plan <br />approval for a 111-unit single-family residential development to <br />be located on an approximately 13.4 acre site located in the area <br />bounded by Paseo Santa Cruz, Via de los Cerros, and Camino <br />Segura. Zoning for the property is PUD (Planned Unit <br />Development) - Medium Density Residential District. <br />Mr. Swift presented the staff report recommending approval. Mr. <br />Swift stated that the site layout was distributed earlier in the <br />evening to the Commissioners. <br />Commissioner Innes noted that "Medium Density Residential" is 2-8 <br />units per acre and this development is asking for 8.3/acre. <br />Commissioner Innes asked if the amenities done in other parts of <br />the project warrant a density bonus. Commissioner Innes then <br />asked about the location of patio covers, etc. Mr. Swift <br />responded that staff is requiring that the developer come in with <br />a plan for patio covers, accessory structures, etc. and that <br />Ponderosa has furnished amenities which encourage the City to <br />allow a density bonus. <br />The public hearing was opened. <br />Len Fryer, Ponderosa Homes, stated that this is the last portion <br />of an overall project. Mr. Fryer addressed Page No. 5 concerning <br />the requirement of rollup garage doors. Mr. Fryer said it is <br />their intention to do this, but inadvertently left it off the <br />plans. Regarding landscaping, Ponderosa is proposing to complete <br />the irrigation and landscaping of all front yards of the units. <br />Regarding Page 6 of the staff report, Mr. Fryer, said they have <br />no problem putting a sidewalk in front of some of the lots but <br />not other areas because they would be unable to meet the 10 ft. <br />setback. They would like to split the difference and place a 3 <br />ft. sidewalk all of the way down allowing them to meet the <br />- 13 - <br />
