Minutes <br />Planning Commission <br />3/2/587 <br />setback criteria. Mr. Leach, stated that the sidewalk standard <br />is a minimum of 4 ft. with a 6 inch curb. This would allow for <br />wheelchair access - nothing smaller can work. <br />Commissioner Inner asked if staff would consider a 1-1/2 foot <br />encroachment. Mr. Swift indicated they can work with the <br />applicant on this issue. <br />Commissioner Berger, indicated that this is an odd shape lot and <br />if 5 feet from the rear fence, some of the windows will be facing <br />the other homes reducing privacy. Mr. Fryer said they will look <br />at the plans and minimize this effect. <br />Bob Eldred, 6057 Via de Los Cerros, represented the homeowners of <br />the area who stated Ponderosa has done a good job on this project <br />and has worked very closely with the surrounding neighbors; thus, <br />the reason there is not a capacity-crowd here tonight as when the <br />General Plan amendment was previously being considered on the <br />site. Mr. Eldred indicated that Ponderosa did furnish them with <br />a copy of a traffic study done for the project. The only thing <br />that the residents are asking at this time as that the median be <br />retained on Valley Avenue. Mr. Swift explained that normally <br />notice is not sent when street improvements are done, but he felt <br />sure the City would notify homeowners of the area should a change <br />be considered. <br />Commissioner Michelotti asked Mr. Eldred how he liked living in a <br />larger home on a smaller lot. Mr. Eldred said while everyone <br />would probably like a little more space, the concept works for <br />him and most of his neighbors. <br />Commissioner Michelotti asked Mr. Fryer what the anticipated sale <br />price of the units would be. Mr. Fryer said they now envision <br />the homes to sell for between $175-235,000. <br />The public hearing was closed. <br />A motion was made by Commissioner Michelotti, seconded by <br />Commissioner Berger to recommend approval of the negative <br />declaration prepared for Case PUD-86-12 inasmuch as project <br />approval would have an insignificant adverse effect on the <br />environment. <br />ROLL CALL VOTE <br />AYES: Commissioners Berger, Hoyt, Inner, Michelotti and <br />Chairman Lindsey <br />NOES: None <br />ABSENT: None <br />ABSTAIN: None <br />Resolution No. PC-87-33 was entered and adopted recommending <br />approval of the negative declaration prepared for Case PUD-86-12 <br />as motioned. <br />- 14 - <br />
