January 28, 1986 <br />Planning Commission Minutes <br />turn down tenants because the use wasn't allowed at their Vintage <br />Hills Shopping Center. The loop for completion of the street was <br />shown 20 years ago and has not been completed yet. He urged the <br />City complete the goals which haven't yet been completed before <br />approving another shopping center. <br />Pam Blanc, Baskin Robbins, opened their ice cream shop in the <br />Vintage Hills Shopping Center in 1980. Ms. Blanc urged denial of <br />the proposed shopping center because of the effect it would have <br />on her business. Her business has slowly gone up, but she has <br />yet to draw a salary from the business. Ms. Blanc calculates <br />that it would cost them $100,000 to move, not including a $10,000 <br />sewer hookup. <br />Mr. Blanc, Baskin Robbins, urged denial of the proposed shopping <br />center because of its negative impact on other development. He <br />cited the City of Milpitas with a similar situation. <br />Frank Belecky, Vintage Hills Homeowners Association, urged denial <br />of the proposed shopping center. Concerns were expressed with <br />Flair Market leaving the shopping center and the balance of the <br />center possibly being boarded up for lack of tenants. The <br />Northern extension of bernal Avenue should be done probably in a <br />year or so, the southern extension is several years off into the <br />future. <br />Nancy Storch, 3193 Chardonnay Drive, lives close to the Vintage <br />Hills shopping center as well as the proposed shopping center. <br />Mrs. Storch was concerned with the impact the new shopping center <br />would have on the neighborhood shopping center (Vintage Hills) <br />and the resultant vacancies and their impacts on the <br />neighborhood. <br />Ruby Greer, 449 Main Street, Main Street Liquor, was out of <br />business seven months. They reinvested many dollars in downtown <br />Pleasanton and urged the Commission be supportive of their <br />endeavor. Already existing in Pleasanton is Richerts Lumber, a <br />florist, delicatessen, dry cleaners, etc. Ms. Greer strongly <br />opposed approval of the Santa Anita Development Company. <br />Mr. Merle Miller, 3231 Vineyard Avenue, spoke in support of the <br />proposal. Because of the traffic and the fact that he lives on <br />the edge of town, he frequents Livermore and other areas. When <br />Valley Avenue is completed it will give more access for people to <br />go to Livermore. The shopping center would generate revenue in <br />Pleasanton. <br />Roy Shafer, 2740 Willowren, urged denial of the proposal and <br />cited San Bruno as having a downtown area which turned into a <br />ghost area after construction of shopping centers. <br />Sharon Hines, 761 Wall Street, Livermore, owner of Main Street <br />Chevron, urged denial of the proposed shopping center as it would <br />have a negative impact on the downtown businesses. <br />- 7 - <br />
