Mr. Swift presented the staff report recommending approval of
Case UP-9s-i7 subject to conditions of the staff report.
Chairman Micheletti noted that Elevation B had been approved by
the Design Review Board.
Commissioner Hoyt asked Mr. Swift to describe the interior of
the proposed project. Mr. Swift stated it is an open beam but
deferred further discussion to the applicant.
Commissioner Tarver asked Mr. Swift how many seats in the
restaurant vs the bar area. Mr. Swift wasn't sure of that but
said they could both use the same seating area.
The public hearing was opened.
Warren Chapman, 4336 Torres, Fremont, represented the
application. He said he has reviewed the staff report and has
no problem with any of it. He stated that he intends to have an
establishment that deals in food and pleasant surroundings,
along with the serving of alcoholic beverages. He intends to
have a high-class establishment, not just a bar.
Commissioner Hoyt asked Mr. Chapman to describe the interior
architecture. Mr. Chapman explained that a half timber wall
treatment with five ft. high oak wainscoting will be
incorporated, with the bar being refinished with an oak parquet
surface. The interior will have a Tudor effect; certain areas
of the walls will be stuccoed. He stressed it will not have a
log cabin appearance. Improvements to the kitchen and bathrooms
will be included.
Commissioner Mahern asked what kind of lighting will be
utilized. Mr. Chapman said the present lighting will be used
and appears to be adequate. Wagon wheel lights will be used in
the restaurant.
Chairman Micheletti asked Mr. Swift if staff has any problem
with the interior. Mr. Swift said they are not involved in the
interior decoration.
Judith Mayhew, biD Main Street, represented the Downtown
Association. She stated that they appreciate the applicant
working with staff and read a letter from Mr. Branzanni of the
Downtown Association approving of the long range plans for the
project. She was in support of the application.
Al Bronzini stated he owns a business next door to the proposed
project. He appreciated the goad communications between the
applicant and the Planners and was in support of the project.
He stated he was originally concerned that it was simply going
to be another drinking hole, but the applicant has demonstrated
this would not be so. He welcomed Mr. Chapman to the
neighborhood.
Page 3
