PUD-81-30-44D Callahan Property Co. <br />Application of Callahan Property Company for design review <br />approval to construct a two-story, approximately 56,000 square <br />foot building for office/light industrial uses to be located on <br />an approximately 7.8 acre site, located on the west side of <br />Willow Road opposite the intersection of Baker Drive and Willow <br />Road. Zoning for the property is PUD (Planned Unit Development) <br />- Industrial/Commercial and Offices District. <br />Mr. Quaglia presented the staff report recommending approval of <br />this application. <br />Commissioner Tarver discussed with Mr. Quaglia the parking <br />requirements of the proposal. <br />The public hearing was opened. <br />Joe Callahan, Callahan Property Company, made a presentation and <br />urged approval of his project stating that he agrees with the <br />conditions proposed by staff. <br />Commissioner Tarver thanked Mr. Callahan for presenting a model <br />to review when considering this project. <br />Mr. Callahan stated that while the Herald intends to have 210 <br />employees, there would only be 70-80 people at the maximum shift. <br />Mr. Callahan then reviewed the workload of the various shifts. <br />Chairman Michelotti asked Mr. Callahan to point out the perimeter <br />fencing. Mr. Callahan stated that there is existing fencing <br />along the arroyo on the west and on the north and south they plan <br />to install fencing of wrought iron similar to that of the <br />Mercedes dealership. The newspaper requires the appearance of <br />secured property. <br />Commissioner Tarver addressed the traffic impacts of the <br />building. Mr. Callahan reviewed the shift changes with regard to <br />employee count and traffic. The maximum number of personnel will <br />be present at the 3:OOpm to 1:OOam shift. <br />Commissioner Tarver said he would like more information from <br />Caltrans concerning monitoring of the freeways. Commissioner <br />Tarver asked if a certain number of vehicles on the freeway has <br />been assumed. Mr. Callahan said that they are about to start <br />construction on the Stoneridge Drive/I-680 interchange and next <br />year Hacienda/I-580 would be under construction. <br />Commissioner Tarver was concerned that Santa Rita Road <br />would have the same kind of problems as Hopyard Road during the <br />course of construction. Mr. Callahan said he believes Hacienda <br />will get under construction before Santa Rita Road/I-580 because <br />the property is vacant. <br />-16- <br />
