19. If this project is constructed before the Hatsushi development immediately to the <br />west (PUD-99-14), all utilities, such as sewer, water, electrical, storm drain lines, <br />and joint trench, shall be redesigned and extended from Tract 7160 in Clara <br />Lane, unless otherwise approved by the City Engineer. If the sewer system is <br />redesigned to flow to the east, a private sewer grinder pump shall be installed on <br />Lot 3. This pump shall be installed with house construction; however, the force <br />main shall be installed with the parcel map improvements to the closest sanitary <br />manhole that flows into a gravity sewer main. In addition to the force main, a <br />conventional sewer lateral shall be stubbed from the lot towards the gravity <br />sewer to be installed with the Hatsushi development, PUD-99-14. The owner of <br />Lot 3 shall be responsible for the cost of connecting to the gravity sewer main <br />when the gravity sewer is available. The proposed location of the pump shall be <br />shown on the tentative parcel map and shall be subject to the review and <br />approval of the City Engineer and the Planning Director, and shall be <br />substantially screened with landscaping if located outside. <br />20. The applicant shall be responsible for connecting the existing water and sewer <br />laterals at 837 Clara Lane into the new mains. <br />21. Any damage to existing street improvements during construction on the subject <br />property shall be repaired to the satisfaction of the City Engineer at full expense <br />to the applicant. <br />22. With the exception of the one well on Lot 3 which is to be relocated and used for <br />irrigation purposes, existing wells on the site shall be removed or sealed, filled <br />and abandoned pursuant to Alameda County Ordinance 73-68, prior to the start <br />of grading operations unless Zone 7 retains specific wells for observation wells, <br />or special approval is obtained from the City Engineer for temporary use of an <br />existing well for construction water. Any wells designated for abandonment or <br />any wells encountered during construction are to be destroyed in accordance <br />with a permit obtained from Zone 7. Any of the homes that utilize the existing <br />well for irrigation purposes shall have a backflow prevention device installed on <br />the domestic water service to the home. <br />23. Construction related traffic shall be routed along Clara Lane and not along <br />Montevino Drive. <br />24. The proposed landscaping plan shall be that shown on page LA1 of Exhibit A. <br />25. The proposed landscaping plan shown on page LA1 of Exhibit A shall be <br />changed as noted below. The final street landscaping plan shall be subject to <br />the review and approval of the Planning Director and the City Engineer, prior to <br />the recordation of the parcel map, and all other landscaping changes shall be <br />subject to the review and approval of the Planning Director, prior to the issuance <br />of a building permit. <br /> <br />
