location of all retaining walls shall be subject to the review and approval of the <br />City Engineer and the Planning Director prior to the recordation of the parcel <br />map. <br />14. The location and design of the groundwater well on Lot 3 shall be shown on the <br />improvement plans and shall be subject to the review and approval of the City <br />Engineer. Each lot using the groundwater well for irrigation shall have a backflow <br />prevention device on the domestic water service, unless waived by the City <br />Engineer. <br />15. The size and design of the bioswale along the western property line shall be <br />subject to the review and approval of the City Engineer, prior to the recordation of <br />the parcel map. If feasible, as determined by the City Engineer, a bio-retention <br />area shall be created on site rather than the bioswales. The location of the bio- <br />retention area shall be shown on the tentative parcel map (if feasible) and shall <br />be subject to the review and approval of the City Engineer and the Planning <br />Director. <br />16. The existing septic tank and leach field shall be removed pursuant to the <br />requirements of the Alameda County Heath Department regulations. <br />17. The applicant shall extend the existing water line in Clara Lane from its present <br />terminus at Tract 7160 to the western terminus of the project. The size, location, <br />and design of the water line shall be subject to the review and approval of the <br />City Engineer prior to the recordation of the parcel map. <br />18. The applicants shall extend Clara Lane from its existing terminus south of Tract <br />7160 to the western terminus of the project, unless another developer extends <br />Clara Lane to the western terminus before this project is constructed. The <br />applicant shall install street frontage improvements per Chapter 19.40.010 of the <br />Pleasanton Municipal Code to the satisfaction of the City Engineer. These <br />improvements may include, but are not necessarily limited to, grading, curb and <br />gutter, paving, storm drain, sanitary sewer, water facilities, street lighting, <br />underground utilities, traffic control devices, landscaping, and automatic irrigation <br />systems. All aspects of the extension, including its location, grade, design shall <br />be subject to the review and approval of the City Engineer. The applicant may <br />be eligible for reimbursement agreements from other projects which benefit from <br />the road extension if the applicant constructs the roadway extension. The <br />extended portion of Clara Lane will be a public road. If another developer <br />extends Clara Lane, the applicant shall be responsible to pay apro-rata share of <br />the cost of the roadway. Said payment shall be due prior to the recordation of <br />the parcel map, unless otherwise approved by the City Attorney. The <br />improvements, including a typical cross section, shall be shown on the tentative <br />parcel map. <br />~, <br />
