7. The three dwelling units shall be equipped with automatic fire suppression <br />systems (sprinklers). The systems shall be subject to the review and approval of <br />the Fire Department. <br />8. The applicant shall install at least one fire hydrant on the project site. The <br />number, type, and location of fire hydrants shall be subject to the approval of the <br />Fire Chief and the City Engineer. <br />9. The front property line of Lot 3 shall be the southern back of curb of Clara Lane. <br />The exact location of the property line shall be subject to the review and approval <br />of the City Engineer, prior to the recordation of the parcel map. <br />10. A sidewalk shall not be installed on the southern side of Clara Lane. <br />11. Lot 1 (above the 536 foot elevation) shall be required to have individual booster <br />pump water service. The proposed location of the pump shall be subject to the <br />review and approval of the City Engineer and the Planning Director, and shall be <br />substantially screened with landscaping if located outside. <br />12. The applicant shall comply with the recommendations of the geotechnical report <br />prepared by Korbmacher Engineering, "Received May 18, 2006" and the <br />recommendations of the peer review consultant, Alan Kropp and <br />Associates, "Received September 29, 2006". Where the recommendations of <br />Korbmacher Engineering and Alan Kropp and Associates conflict, the <br />recommendations of Alan Kropp shall be followed, unless otherwise approved by <br />the City Engineer. Additional geotechnical reviews and reporting may be <br />required by the City Engineer prior to the recordation of the parcel map. The <br />applicant's geotechnical engineer shall respond to the peer reviewer's comments <br />in writing prior to tentative parcel map approval. The applicant's geotechnical <br />consultant or the peer review consultant Alan Kropp and Associates, as <br />determined by the City Engineer, shall review and approve all grading, <br />foundations, retaining walls, and drainage aspects of the final development plans <br />to ensure that the recommendations have been properly incorporated into the <br />development. The applicant's geotechnical consultant shall be present on site <br />during grading and excavation operations. The results of the inspections and the <br />as built conditions (and daily diary entries on a bi-weekly bases) of the project <br />shall be certified in writing by the geotechnical consultant for conformance to the <br />approved plans and final geotechnical report and submitted to the City <br />Engineer and the Chief Building Official for review and approval prior to <br />occupancy. <br />13. To the extent feasible, the house pad on Lot 2 and Lot 3 shall be lowered and the <br />grade of the western slope shall be 3:1. Three retaining walls on Lot 2, one by <br />the southern property line, one by the top of the western slope, and one near the <br />bottom of the slope may be used to accomplish this.
