42 The development shall meet all requirements of the Pleasanton Fire Code (Chapter <br />20.24 of the Pleasanton Municipal Code). <br />43 The site shall be kept free of fire hazards from the start of construction to final <br />inspection. <br />44 Trash enclosures which are sized to contain dumpsters with an individual capacity <br />of 1.5 cubic yards located within five feet of combustible walls, openings, or <br />combustible roof eaves shall be provided with an automatic fire sprinkler system. <br />45 The plans submitted to the Building Department for a building permit shall <br />indicate the installation of a new on-site fire hydrant. The specifications of and <br />exact location of the new hydrant shall be subject to review and approval by the <br />Fire Marshall. <br />46 The applicant shall ensure that fire protection facilities, including all surface roads, <br />fire hydrants, and a water supply capable of furnishing the required fire flow shall <br />be installed and serviceable prior to and during the time of construction. When <br />alternate methods of protection are as approved by the Fire Chief, this requirement <br />may be waived or modified. Proposed alternative methods of fire protection shall <br />be submitted, in writing, to the Fire Chief. Work on the alternative fire protection <br />methods shall not start without the approval of the Fire Chief. <br />47 All roads on the site are designated as fire apparatus access roads by the Fire Chief <br />and must be maintained in accordance with Section 10.201 of the Uniform Fire <br />Code and be accessible at all times from the start of construction until the project <br />is completed. Curbs must be painted red or "No Parking" signs provided as <br />required by the vehicle code. <br />48 The paved area connecting the two parking lots shall be designated as a fire <br />apparatus access road. Details of the subject paved area shall be subject to review <br />and approval by the Fire Marshall to ensure that the pavers can support the weight <br />of a City fire truck. <br />Police <br />49 If required by the Police Department, the building(s) shall be equipped with an <br />alarm system, the type to be approved by the Police Department and that this <br />system shall be installed prior to occupancy of the building. <br />CONDITIONS OF APPROVAL <br />Z-99-212 <br />
