PART ONE - (anticipated construction in 2006/2007) <br />Preschool Classroom Facility Addition: single story detached to the east of the <br />existing building, approximately 8,110 square feet. Includes: five (5) preschool <br />classrooms to be jointly used by the Church for Christian education and meetings on <br />evenings and weekends; preschool administrative office area. Current Preschool State <br />License permits a preschool capacity of 99 students; There will be no change in the <br />number of preschool students. <br />Planned Usage: The preschool classroom facility will be utilized by the Sunshine <br />Enrichment Preschool weekdays, by the Church for meetings and Christian education <br />weekday evenings and weekends, and outside community group meetings weekday <br />evenings. The current Preschool program is licensed for 99 students, with a staff of 21 <br />teachers and support persons. The program operates 7:30 am - 6:00 pm Monday - <br />Friday throughout the year. The additional classrooms will maintain the current <br />operating number of classrooms. The classroom addition will not expand the maximum <br />Sanctuary seating capacity approved with UP-99-40. The attached Table of Activities <br />lists current and expected. <br />Site Improvements: Site Development area Part I- 55,000 squaze feet ;Includes: <br />Removal of the existing temporazy trailer modulaz units at the completion of the facility <br />construction; new and/or extended utility infrastructure for sewer, water, fire water lines, <br />gas service and electrical power; drainage Swale to meet State and City storm water <br />detention requirements; expanded parking lot to the cast of the existing main parking lot <br />- pazking spaces will be increased from 95 to 122 spaces; modification of the south-east <br />parking area to allow for the preschool classroom building; landscaping around new <br />improvement aeeas; new concrete walkway areas connecting to existing walks and <br />parking aeeas; the existing covered trash enclosure will remain. <br />• Fire Access: Fire access is provided to all buildings from the north parking lot via access <br />from Golden Road, from the south parking lot via [he driveway from Del Valle Parkway, <br />and Del Valle Parkway and Hopyazd Road. The parking lot drive aisles, turning radii, <br />maximum head-end distance and other configurations have been designed in accordance <br />with Livermore-Pleasanton Fire Department standards. The parking layout has been <br />reviewed by the Fire Department and found to be appropriate for their requirements. <br />Exterior Lighting: exterior lighting will be installed to provide a maximum of one 1 1) <br />footcandle of light across the parking lot, enhance the proposed building and site <br />appearance from the street and will be directed downwazd away from adjacent properties. <br />The new building will have perimeter downlights in the building soffits to accent the <br />building articulation. Per discussion w/ Jenny Soo, as a condition of approval, lighting <br />details and a photometric site plan will be presented to the planning department for <br />approval prior to issuance of a building permit. <br />• Construction Staging: Construction staging, project trailer and materials storage areas <br />will be located to the open area north of the addition, and just south of the existing <br />building. Staging areas will remain fenced, and pedestrian traffic to the Church and <br />Preschool will be directed around the construction site. Driveway access Golden Road <br />and Del Valle Parkway will remain open at all times. <br />Page 2 <br />
