Pagel of 2
ATTACHMENT 7o,
Steve Otto
From: Michael Magnano
Sent: Monday, February 05, 2007 1:36 PM
To: Steve Otto
Subject: RE: Planning Commission Comments - 5765 Valley Avenue Slte
Steve:
Thank you for the detailed reply. That sounds great, A Peet's Coffee is certainly in line with the neighborhood as
opposed to a late night Fast Fod place. That is funny, because our little consulting company has an 850 SF office. We
actually may want to look at moving into a new little office depending on when it would be complete.
Regarding attending the meeting, I think our neighbors all would welcome a Peets Coffee. Therefore, is there any
benefit to attending to support that sort of planned use ?
I kind of like going on occassion to see who is painting their house yellow on Foothill Blvd (remember that from a few
years back ?)
Lets stay in touch. I will attend if it adds value to the meeting. Personally, I love Peets Coffee, so I am sold.
Regards, Michael
Steve Otto 440tto@ci pleasanton.ca.us> wrote:
Dear Mr. Magnano,
The applicants are proposing to locate a Peet's Coffee and Tea in an approximately 1,786 sq. ft. portion of the 2,530 sq
ft. building. At this time, they do not have a tenant selected for the remaining 744 sq. ft. tenant space. However, due to
parking requirements, it would be limited to uses that don't have a high parking demand, such as a retail store or
standard office.
Uses for the building would follow the City's Central Commercial (C -C) Zoning District, which are basically the same uses
allowed for the adjacent Hopyard Village Shopping Center. A convenience market, such as a 7 -11, would require
approval of a separate conditional use permit by the Planning Commission at a public hearing before being allowed to
locate at the site. Likewise, a 100% take -out restaurant would required a conditional use permit. If you like, I can provide
you with a list of the C -C uses
I will attach your email to the Planning Department Staff Report that is prepared for the Planning Commission hearing.
You may also attend the hearing on February 14th and voice your concerns and comments directly to the Planning
Commission.
Please feel free to call or email if you have any questions
Sincerely,
Steve Otto
Associate Planner
City of Pleasanton
925- 931 -5608
sotto@ci.pleasanton.ca.us
2/5/2007
