a. Electrical conduit and cable shall be installed from the roof/attic areas <br />to the buildings' main electrical panels; <br />b. Roof trusses shall be "engineered" to handle an additional load as <br />determined by a structural engineer to accommodate the additional <br />weight of a prototypical photovoltaic system beyond that anticipated for <br />roofing; and <br />c. An area shall be provided near the electrical panel for the "inverter" <br />required to convert the direct current output from the photovoltaic <br />panels to alternating current. <br />These measures shall be shown on the building permit plan sets. The applicant <br />shall provide to the future homebuyers the necessary information delineating the <br />means by which photovoltaic panels can be applied to the roofs of the structures <br />covered by this approval. This information shall be submitted to the Director of <br />Planning for review and approval prior to occupancy of the first unit, if required. <br />49. All plans submitted for the issuance of a building permit must include a bar scale. <br />50. Air conditioning equipment, water softeners, trash containers and other such <br />equipment shall be screened from the view of the adjacent property and the <br />street. <br />51. Approved building materials and colors shall be stated on the plans submitted for <br />issuance of building permits. <br />52. All future improvements to the property shall be processed in accordance with <br />Chapter 18.20, Design Review, of the Pleasanton Municipal Code. <br />53. A parcel map shall be recorded for the project prior to the issuance of any <br />building and grading permits. <br />54. The project developer shall pay any and all fees to which the property may be <br />subject to prior to issuance of building permits. The timing of the fee payment <br />shall be determined by the Chief Building Official and the City Engineer. The <br />type and amount of the fees shall be those in effect at the time the applicable <br />permit is issued. <br />55. All backflow prevention devices, above ground irrigation controls, and above <br />ground irrigation meters shall be located and screened so as to minimize visual <br />impacts. The location of all backflow prevention devices, above ground irrigation <br />controls, and above ground irrigation meters and the quantity and type of <br />proposed landscape screening shall be subject to the review and approval of the <br />Planning Director, prior to installation. <br />14 <br />
