56. Final inspection by the Planning Department is required prior to occupancy. <br />BUILDING AND SAFETY DIVISION <br />57. The applicant shall receive a demolition permit from the Building and Safety <br />Division prior to the demolition of the existing residence on site. <br />58. The applicant shall provide gates in the fencing, as required by the Building and <br />Safety Division, to adhere to the Uniform Building Code's exiting requirements. <br />59. Prior to the issuance of demolition and building permits, the applicant shall <br />submit a waste management plan to the Building and Safety Division. The plan <br />shall include the estimated composition and quantities of waste to be generated <br />and how the applicant intends to recycle at least 50% of the total job site <br />construction and demolition waste measured by weight or volume. Proof of <br />compliance shall be provided to the Chief Building Official prior to the issuance of <br />a final building permit. During demolition and construction, the applicant shall <br />mark all trash disposal bins "trash materials only" and all recycling bins "recycling <br />materials only". The applicant shall contact Pleasanton Garbage Service for the <br />disposal of all waste from the site. <br />60. The homes covered by this approval shall be constructed to encourage <br />telecommuting by providing as an option telecommunications infrastructure <br />consistent with state of the art methods, e.g., cabling for DSL service, wiring for <br />total room access, etc. The applicant shall submit with the first building permit <br />application those measures included in the home construction for review and <br />approval by the Building and Safety Division before issuance of the first building <br />permit. <br />61. The applicant acknowledges that the City of Pleasanton does not guarantee the <br />availability of sufficient sewer capacity to serve this development by the approval <br />of this case, and that the applicant agrees and acknowledges that building permit <br />approval may be withheld if sewer capacity is found by the City not to be <br />available. <br />62. This approval does not guarantee the availability of sufficient water to serve the <br />project. The City shall withhold building permits for the project if at the time <br />building permits are applied for, mandatory water rationing is in effect, unless the <br />City has adopted a water offset program and unless the applicant is participating <br />in the program. Notwithstanding the applicant's participation in such a program, <br />the City may withhold building permits if the City determines that sufficient water <br />is not available at the time of application of building permits. <br />63. The applicant shall work with the Building and Safety Division and the <br />Pleasanton Unified School District to pay the required school fees for new <br />construction. <br />15 <br />
