record a street landscaping easement over this area when recording the <br />parcel map. <br />ii. The tree and shrub species in the street landscaping area shall match <br />those along Clara Lane in the "Clara Lane" subdivision by the intersection <br />of Clara Lane and Vineyard Avenue, generally PUD-99-6, PUD-99-8, <br />PUD-99-9, PUD-99-10, and PUD-99-12. <br />iii. There shall be a minimum of six street trees. <br />iv. The shrubs shall be spaced in a manner similar to that of the Clara Lane <br />subdivision by the intersection of Clara Lane and Vineyard Avenue, <br />generally PUD-99-6, PUD-99-8, PUD-99-9, PUD-99-10, and PUD-99-12. <br />b. Lots 1-3 <br />i. On each lot, five additional coast live oak trees shall be planted by the <br />western property line. <br />ii. On each lot, at least five additional native non-deciduous drought tolerant <br />trees shall be planted by the eastern property line. <br />iii. On Lot 1, ten additional Italian stone pine trees shall be planted between <br />the house and the southern property line, or other species as reviewed <br />and approved by the Planning Director. <br />iv. On Lot 3, a 30 foot wide irrigated native landscaping strip shall be <br />provided between the open space area and any domestic landscaping on <br />Lot 3. <br />v. All proposed trees and shrubs within 20 feet of the project's property line <br />shall be native species, with the exception of those at the rear of Lot 1. <br />vi. On Lot 2, significant landscaping, for example seven to eight additional <br />screen trees, shall be planted around the garage to minimize its <br />appearance. <br />26. All trees used in landscaping shall be a minimum of 15 gallons in size and all <br />shrubs a minimum of five gallons, with the exception of the trees required per <br />condition of approval #14 of this case, unless otherwise approved by the <br />Planning Director with the review of the final landscape plan. <br />Existing Trees <br />27. The applicant shall comply with the tree preservation recommendations of the <br />tree report prepared by HortScience dated "Received May 18, 2006". No tree <br />trimming or pruning other than that specified in the tree report shall occur. The <br />applicant shall arrange for the horticultural consultant to conduct a field <br />inspection prior to issuance of demolition and grading permits to ensure that all <br />recommendations have been properly implemented, including and measures <br />needed to ensure the preservation of the trees required to be preserved by this <br />case. The consultant shall certify in writing that such recommendations and any <br />other applicable tree preservation measures of this case have been followed. <br />28. On Lot 1, the two heritage size Monterey pine trees as shown on the tree report <br />prepared by HortScience dated "Received May 18, 2006", all trees shown <br />8 <br />
