He added that there is some flexibility with respect to the orange color of the roll-up door <br />and that the Home Depot representative could address that. <br /> <br />Commissioner Olson noted that the architeetural design was a tremendous improvement over the <br />typical Home Depot store and that the letter fi'Oll1 Home Depot pointed out the Corporation's reason <br />for opening a seeond store in Pleasanton. <br /> <br />THE PUBLIC HEARING WAS OPENED. <br /> <br />Pete Knoedler, Regency Centers, stated that, as pointed out by staff, the service station was removed <br />from the site plan and has been replaced by a Long's Drugs with a drive-through mainly for public <br />eonvenience, particularly at night. He noted that the drive-through would have minimal traffic, a <br />maximum of four to six cars per hour. He clarified that the drive-through pad was not planned to be a <br />fastfood restaurant as mentioned in the staff rcport but would be a eoffee establishment. <br /> <br />Mr. Knoedler advised that he and his staff were working closely with reprcsentatives ti'om the <br />synagogue and that the landscape area on Nevada Court has been cxpanded to serve as a buffer <br />bctween the store and the synagogue. He noted that thcy were also working closely with staff with <br />respect to the traffic report and that the initial indication ii-om their traffic engineer indicated that <br />their proposed mitigation would improve the level-of-service at the intersection hom F to D, which <br />would be within the General Plan guidelines. He added that all acccss off of Nevada Court had been <br />climinated in order to prcvent any contlict between trucks or any kind oftraftic and the synagoguc. <br /> <br />Finally, Mr. Knoedler stated that their architect will give a brief presentation on the architectural <br />design and, together with the representative from Home Depot, would answer any questions the <br />Commission might have. <br /> <br />Chairperson Arkin indicated that he would like to include a condition that would prevent the <br />drive-through ti-om being a fast food restaurant. Mr. Knoedler stated that he was open to that <br />suggestion. <br /> <br />With respect to the proposal to widen Stanley Boulevard to ten lanes, Commissioner Fox inquired if <br />this is being done because they are projecting that many of the customers will be coming ti-om <br />Livermore via Stanley Boulevard, considering that Stanley Boulevard goes only to Livermore. <br />Mr. Knoedler replied that they expected customers to come ii'om Livermorc via Stanley Boulevard, <br />which is a more direct route to the store than Vineyard A venue. <br /> <br />In response to Commissioner Fox's inquiry regarding the percentage of customers who would be <br />eoming from Livermore, Mr. Knoedler replied that the information is not available at this time but <br />would come with the traffic report. <br /> <br />EXCERPT: PLANNING COMMISSION MEETING MINUTES, May 24,2006 <br /> <br />Page 3 of II <br />
