<br />Although the proposed sidewalk width on Bernal Avenue is two-feet less than the ten-foot Fed- <br />eral recommendation for a combined bicycle/pedestrian sidewalk, statT considers the eight-foot <br />width to be acceptable given that a bicycle lane will still be provided in Bernal Avenue and that <br />sidewalks narrower than the Federal recommendation are used in the Hacienda Park - nine feet <br />in width ~ and on the east side of Valley A venue - eight feet in width ~ for Pleasanton's seg- <br />ment of the Iron Horse Trail. <br /> <br />The separated sidewalk can be accornmodated along all project frontages, maintaining thc build- <br />ing/landscape setbacks along these frontages without changing the site plan, except for the area <br />between the main access driveway opposite Utah Street and Nevada Court. To rnaintain an ade- <br />quate landscape area for a bio- swale between the sidewalk and the parking spaces, staff recom- <br />mends deleting 15 parking spaces from the parking rows perpendicular to Bernal Avenue. This <br />change would reduce the project's parking surplus from 57 parking spaces to 42 parking spaces. <br />The applicant, however, does not concur with this requirement. The applicant indicates this is <br />not necessary and that the site will accommodate the required sidewalk, bio-swalcs, etc. <br /> <br />Iron Horse Trail Connection between the Northeast and Southeast Corners of Stanley Boulevard <br /> <br />The Stanley Boulevard sidewalk will continue the Iron Horse Trail easterly from the southeast <br />street corner to the easterly property line. Ponderosa Homes is required to complete the portion <br />of the Iron Horse Trail on the east side of V alley Avenue to the northeast corner of Stanley <br />Boulevard. <br /> <br />The Iron Horse Trail is a regional trail system that, when completed, will provide a continuous <br />pedestrian/bicycle route trom Martinez to Livermore. As its name would imply, the trail follows <br />several former railroad alignments including the former Southern Pacific branch line connecting <br />Plcasanton to the Concord/Walnut Creek area. The Iron Horse Trail is completed to the north <br />side of the Union Pacific Railroad bridge. Ponderosa Homes is required to complete the trail to <br />the northeast corner of the Stanley Boulevard/Valley Avenue/Bernal Avenue intersection. As <br />initially planned, it would then provide southerly to this intersection's southeast street corner via <br />a surface-level pedestrian crossing, and then along the south side of Stanley Boulevard - the <br />north side of the development ~ to the Shadow Cliffs Regional Park, California Splash, and the <br />City's BMX Park and then to Livermore.
