accepted and incorporated into the individual lot drainage plans. Specific reference to <br /> these requirements shall be incorporated in the deed for these lots. <br /> <br />32. There shall be an overland storm drain release along the southerly property line of <br /> Lots 10 and 38. Unless otherwise approved by the City Engineer, this release shall <br /> be a constructed of cobble or "grass-crete". <br /> <br />33. All highly visible proposed V-ditches shall be constructed of brown-colored concrete, <br /> to the satisfaction of the Planning Director. <br /> <br />34. All existing overhead utility lines across the Foothill Road frontage of the project <br /> shall be installed underground. <br /> <br />35. The developer shall be responsible for the installation of the street lighting system <br /> serving the development. Prior to City Council approval of the Final Map, the <br /> applicant shall submit a detail of the proposed street lighting, including photometries, <br /> for the project. If a non-standard PG&E fixture is selected, the Landscape and <br /> Lighting District shall reimburse the City for additional service fees for the <br /> installation and maintenance of these fixtures. All other PUD conditions regarding <br /> lighting plans are incorporated into these conditions by reference. <br /> <br />Public Services <br /> <br />36. The developer shall comply with all Fire Department requirements, including, but not <br /> limited to, the following: <br /> <br /> a. Provide approved fire hydrants, water supply, access and blue dots. Fire <br /> hydrants with water pressure exceeding 150 psi shall have the tops painted <br /> blue to the satisfaction of the City Engineer and the Fire Marshall. <br /> <br /> b. Provide knox key/box access for fire department use. <br /> <br /> c. Provide a residential fire sprinkler system, with a 1.5 inch minimum service. <br /> d. Provide minimum Class A fire retardant roofing. <br /> <br /> e. Section 2.102 UFC of the Hillside Rules and Regulations (Guidelines) will <br /> apply to this development. <br /> <br /> g. Where fire protection facilities are to be installed by the developer, such <br /> facilities, including all surface access roads, shall be installed and made <br /> serviceable prior to and during the time of construction. <br /> <br />B-6 <br /> <br /> <br />
