approved by the Planning Director prior to acceptance of the <br />final map. <br />16. The final map shall include a street tree species that is <br />acceptable to the City Engineer. <br />17. There shall be a minimum of five feet of flat, usable area <br />between a residential structure and any retaining wall. <br />18. Lot 18 shall have a retaining wall along the south property <br />line to allow a minimum of 5' from the toe of slope to the <br />dwelling unit. <br />19. The existing storm drain on Lynbrook Court shall be extended <br />to the end of the court, or the end of the court shall be <br />raised to allow storm water to flow back towards the <br />existing catch basin. <br />20. The proposed 15 inch storm drain between lots 21 and 22 <br />shall be eliminated If Lynbrook Court is graded to the <br />back of the court, then a concrete lined v-ditch shall be <br />constructed between lots 21 and 22. This drainage ditch <br />shall connect to those shown at the rear of lots 21, 22 and <br />23 and shall be privately maintained. <br />21. All retaining walls shall be constructed of concrete. <br />22. All lots shall be graded towards the street at a 2% minimum <br />unless otherwise approved by the City Engineer prior to <br />issuance of a grading permit for the project. <br />23. There shall be a 2 foot flat area (2%) behind the back of <br />the soundwall (pilaster) on Foothill Road. <br />24. The utilities (water, storm drain, and sanitary sewer) to be <br />extended on Forest Hill Drive shall be in the same relative <br />location in the street as the existing utilities to the <br />north. <br />25. There shall be a three foot clear and flat area (2%) behind <br />all fire hydrants. <br />26. The utility line at the end of Palmdale Court and Lynbrook <br />Court shall be redesigned to run straight on the final map. <br />27. The typical street sections shall be revised to include an 8 <br />foot wide public service easement behind the back of <br />sidewalk. <br />28. The driveway to the Schaeffer property shall be a minimum of <br />20 feet wide and constructed with a minimum structural <br />section of 2" A.C. and 6" C.L II A.B. <br />29. The developer shall resolve all issues concerning the earth <br />berm and retaining wall between 7777 and 7793 Fairbrook <br />
