4. The applicant shall install all fencing as shown on the Site <br />and Fencing Plan dated received August 10, 1989 except that <br />a six foot solid fence shall be installed behind Lots 14- <br />18. <br />5. All common fences shall appear as a single height from the <br />view of existing neighbors abutting the project. <br />6. The area between the back of curb of Lafayette Court and the <br />Foothill Road sound wall shall be provided with automatic <br />irrigation and landscaping by the applicant. Said <br />landscaping shall be a part of lot 6 and lot 7 and shall be <br />designed to the satisfaction of the Planning Director. <br />7. The final grading plan for Lots 4-6, 7 and 13 will be <br />resolved to the satisfaction of the City Engineer and <br />Planning Director prior to acceptance of the Final Tract <br />Map, with the maximum pad heights for lots 4-6 to be as <br />follows; <br />Lot 4 390' <br />Lot 5 395' <br />Lot 6 402' <br />8. The final design of the Lafayette Court retaining wall shall <br />be resolved to the satisfaction of the City Engineer and the <br />Planning Director prior to acceptance of the Final Tract <br />Map. <br />9. The final elevation of Lafayette Court shall be 396'. <br />10. The diameter of Lafayette Court shall be 80' curb to curb. <br />11. The developer shall provide a profile of the future Forest <br />Hill Drive extension across the Schaeffer property. <br />12. The slope of Perry Lane shall be redesigned to drain towards <br />Forest Hill Drive, and the adjacent lots shall be raised <br />accordingly. <br />13. The terminus of Perry Lane shall be designed with the <br />modified cul-de-sac design depicted in the attached exhibit <br />dated September 11, 1989 or a similar design approved by the <br />Planning Director and City Engineer prior to issuance of a <br />grading permit for the project. <br />14. The typical section for Perry Lane shall show the the <br />ultimate 36 foot right-of-way and future street widening. <br />15. The street cut along Perry Lane on the Schaeffer property <br />shall be hydroseeded or landscaped in coordination with the <br />3 1/2 foot public right-of-way buffer on the south side of <br />Perry Lane.
