22. That building pad B located directly south of the <br />freestanding auto service center is approved as a <br />restaurant of a maximum of 5,000 sq. ft.. The <br />architecture, and parking configuration shall require <br />separate Design Review Board approval. No drive-thru <br />shall be permitted. <br />23. That the freestanding pad C at the corner of Rosewood <br />Drive and Santa Rita road is approved for a sit-down <br />style restaurant of a maximum 8,000 sq. ft.. The <br />architecture and parking configuration shall require <br />separate Design Review Board approval. <br />24. That prior to issuance of a building permit for the <br />project, the Planning Director shall approve a plan for <br />common maintenance of the landscaping between the <br />project and Berkey Motors adjacent to the north. If <br />maintenance by a single party is determined infeasible <br />than a plan for separate landscaping and irrigation <br />shall be submitted for approval. <br />25. That all uses for the project shall be those of the C-C <br />(Central Commercial) zoning district with the following <br />modifications: <br />Permitted uses to include: <br />- Automotive service including tune-ups and minor <br />service such as battery and oil changes. <br />- Tire sales and service <br />- Automobile detailing/washing <br />- Automobile upholstery and top shops <br />- Motorcycle sales and minor service with no outdoor <br />display <br />- Wholesale establishments <br />- Factory outlets <br />- Boat sales, and minor service and repair with no <br />outdoor display <br />- Restaurants including take-out service <br />- Gymnasiums and health clubs without massage <br />- Music and dance studios <br />- Glass replacement and repair <br />Conditionally allowed uses: <br />- Automobile sales <br />- Gymnasiums and health clubs including massage service <br />- Engine overhauling and body repair for automobiles, <br />boats and motorcycles <br />- Automotive and boat painting <br />- Service Stations <br />26. The deceleration lane for the driveway on Santa Rita <br />Road shall be lengthened such that the transition for <br />the lane begins at the curb return at Rosewood Drive. <br />Modification of the deceleration lane shall include <br />relocation of the existing sidewalk so that sufficient <br />separation between the curb and sidewalk is maintained <br />
