12. That all trash enclosures be provided with concrete pads <br />and constructed of material architecturally compatible <br />with the main project buildings. <br />13. That the rear elevations of the Shops 1, 2, and 3 <br />buildings and major tenants 1 and 2 be constructed <br />utilizing a separated double band of fluted concrete <br />similar to that used on the rear elevations at Rose <br />Pavilion Phase I and II. <br />14. That on-site drainage for auto, motorcycle or boat <br />repair or service be fitted with oil/water separators <br />and provisions made for professional disposal of all <br />collected waste to the satisfaction of the City Fire <br />Marshal and Chemical Specialist. <br />15. That additional screening trees be provided in the <br />mounded landscape areas adjacent to the north and south <br />of the freestanding auto service building. The location <br />and species of such trees to be approved by the Planning <br />Director prior to issuance of a building permit for the <br />project . <br />16. That additional flowering, accent trees be located <br />within all planter areas at the end of each parking <br />aisle. The location and species of such trees to be <br />approved by the Planning Director prior to the issuance <br />of building permits for the project. <br />17. That an 8' high chain link fence with redwood slats be <br />installed across the rear property line unless <br />otherwise approved by the Planning Director prior to <br />issuance of a building permit for the site. Said fence <br />shall substantially match that required of and installed <br />at Berkey Motors (PUD-87-7). <br />18. That additional landscaping be provided along the entire <br />north elevation of Major #2 building to be approved by <br />the Planning Director prior to issuance of a building <br />permit for the project. <br />19. That a 6 foot high masonry wall be constructed at the <br />southern end of the Shop #3 building between the <br />building and rear property line. Said wall shall be of <br />material architecturally compatible with the building. <br />20. That additional screening type trees be planted behind <br />the Shop #3 building to screen the rear building <br />elevation from Santa Rita Road to be approved by the <br />Planning Director prior to issuance of a building permit <br />for the project. <br />21. That the parking spaces in front of the Major #2 and <br />Shops #3 building be modified to diagonal parking spaces <br />with a one-way, southeast bound aisle way. <br />
