29. The applicant shall install a 6 foot wide meandering <br />sidewalk along the total front of the site. <br />30. The applicant shall install and maintain a bus shelter <br />similar in appearance to the existing bus shelter on the <br />east side of Rosewood Drive. <br />31. The applicant shall construct a bus turnout per City <br />standards. The bus stop shall be relocated to a <br />location south of the project's middle driveway unless <br />approved otherwise by the City Engineer. <br />32. The applicant shall restripe Santa Rita Road between <br />Rosewood Drive and Old Santa Road to create an <br />additional southbound lane on Santa Rita Road prior to <br />occupancy of the project. <br />33. That the developer be responsible for its pro-rata share <br />of the cost of the interim street improvements at the <br />intersection of Santa Rita Road and Pimlico Drive and <br />the intersection of the westbound I-580 off-ramp and <br />Tassajara Road, as determined by the City Engineer. <br />Payment of the pro-rata share shall be made prior to the <br />issuance of any building permits for the project. <br />34. The final storm drain plan for the site for the project <br />shall be designed to allow drainage of lots on Old Santa <br />Rita road that can not otherwise be drained. In the <br />event the projects drainage system must be oversized to <br />accommodate said additional lots, the developers of Rose <br />Pavilion Phase III shall be eligible for reimbursement <br />subsequent to an approved reimbursement agreement. <br />35. That the developers of Rose Pavilion Phase III shall <br />take over the maintenance of landscaping along Santa <br />Rita Road adjacent to the project site. <br />36. That all tenants occupying a minimum of 10,000 sq. ft. <br />within the project shall be allowed signage a maximum <br />36" high. All other tenants shall be allowed a maximum <br />letter height of 24". Said signage shall be limited to <br />single lines of copy of a single color. Total project <br />signage shall be limited to five colors to be selected <br />by the applicant and approved by the Planning Director <br />prior to installation of any project signage. <br />37. That this development be subject to all Standard <br />Conditions of Development, attached hereto and made part <br />of this case by reference, except conditions 12, 14, 29, <br />and 49. <br />gl/ems/pud896.con <br />
