ATTACHMENT A <br />PUD-89-6 <br />5/10/89 <br />1. That, except as modified herein, the development shall <br />be substantially as shown on the plans, Exhibit A, on <br />file with the Planning Department. <br />2. That at no time shall balloons, banners, pennants, <br />automobile racks, or other attention-getting advertising <br />devices be utilized on the site. <br />3. That the parking lot light plan utilize approximately <br />16'tall shoebox-style fixtures. A final detailed <br />lighting plan shall be submitted for review and approval <br />by the Planning Director prior to the issuance of any <br />building permits. <br />4. That the entire site shall be maintained in a clean and <br />orderly manner at all times. No car parts, dilapidated <br />vehicles, tires or related automotive equipment shall be <br />stored outside of the building. <br />5. That at no time shall any vehicle maintenance or service <br />be conducted outside the confines of the buildings. <br />6. That all ground-mounted equipment be enclosed within <br />structures that are architecturally compatible with the <br />project. The final location and design of these <br />enclosures shall be submitted for final review and <br />approval of the Planning Director. <br />7. That at no time shall the outdoor display of any <br />products be permitted except as temporarily permitted by <br />the Municipal Code. <br />8. That red curbs and/or "No Parking" signs, as required by <br />state law to enable enforcement, be installed along all <br />fire lanes as designated by the City Fire Marshall to <br />maintain clear access at all times. Parking is to be <br />limited only to designated parking stalls. <br />9. That no mechanical equipment, antennae, vents, blowers, <br />etc. be allowed to project above the roof parapet of any <br />of the proposed buildings. <br />10. That the undeveloped, restaurant pads shall be planted <br />with temporary landscaping of lawn or hydroseeding to be <br />approved by the Planning Director and kept in a neat and <br />weed-free state at all times. <br />11. That the east elevation of the Firestone building be <br />revised to include wrap-around storefront window panels <br />in conjunction with additional architectural variety in <br />the block walls. <br />
