10. The developer shall construct Stoneridge Drive to a minimum <br />four-lane configuration in conjunction with this project, <br />final design of the improvements to be constructed shall be <br />shown on the tentative map for Planning Commission review and <br />approval. <br />11. The developer shall landscape Stoneridge Drive in conformity <br />with the landscape plan developed in conjunction with <br />the Stoneridge Drive Specific Plan or, if none, the developer <br />shall propose a preliminary landscape plan for Stoneridge <br />Drive for Planning Commission review and approval in <br />conjunction with review and approval of the tentative map. <br />12. The project shall be graded in such a manner so as to be at <br />or below grade of all adjoining properties; a preliminary <br />grading plan shall be prepared for Planning Commission review <br />and approval in conjunction with the tentative map. <br />13. In the event the two northerly streets cannot be constructed <br />off-site as shown, the project shall propose an interim <br />street plan all on-site which is satisfactory to the Planning <br />Director; such a street plan shall be approved prior to <br />filing a final map. <br />14. In the event "unpaired" units are proposed in the revised <br />plan, the common wall side shall be redesigned to add <br />architectural interest/detail sufficient to approximate that <br />of the normal entry side. <br />15. The tentative map shall show actual lot lines together with <br />any easements proposed to specify front yard <br />landscaping/maintenance responsibilities. <br />16. The "Siting Standards" shall be revised to allow architecture <br />projects to extend only 2'-0" into required yards. <br />17. The revised plan shall eliminate the "passive seating area" <br />and, if feasible, shall incorporate a tot lot play area north <br />of Stoneridge Drive instead; otherwise, all area shall be <br />within private lots. <br />18. The developer shall have prepared prior to the tentative map <br />a geotechnical study which shall specify measures necessary <br />to avoid the potential hazards of the expansive soils and <br />secondary earthquake effects present at the site, including <br />design standards for allowing buildings to withstand the <br />maximum credible earthquake at the site. <br />19. The developer shall prepare for Planning Commission review <br />and approval preliminary erosion/sediment control plan <br />designed to avoid erosion of or siltation of the Arroyo <br />Mocho. <br />
