DRAFT <br />Conditions of Approval <br />PUD-89-1 <br />1. The development plan shall conform to the Site Plan, <br />Schematic Landscape Plan, Landscape Details, and Building <br />Elevations, dated 2/27/89, and on file in the Planning <br />Department, except as modified in these conditions. <br />2. The development plan shall be modified as necessary to <br />conform to all of the policies adopted in the Stoneridge <br />Drive Specific Plan if said Specific Plan is adopted prior to <br />approval of a tentative map for the project. <br />3. The project shall be responsible for its pro rata share of <br />all infrastructure improvements to be undertaken and/or <br />partially paid for by lands within the Stor-Bridge Drive <br />Specific Plan. <br />4. The project shall be redesigned to ~ ,, gets meetin <br />City standards (46 feet right-of ,~ ;;.~ on both g <br />sides) for all main streets, - ,~ ~,-~>~ ~,c. The <br />revised plan shall be subm.' ; ,~~' ~< < ~~ ' ~roval by <br />the Planning Commission in ~ ._- ~~ r4 -' ~ ~tative map <br />submittal. <br />5. A minimum of two-thirds of the units abutting the easterly <br />and southerly property lines shall be single-story units not <br />exceeding 19 feet total height (from pad to peak of roof); a <br />minimum of 40$ of all units shall be single-story. These <br />units shall be designated on the tentative map for Planning <br />Commission review and approval. <br />7. Except as otherwise modified in the PUD development plan, <br />the uses and development standards for this project shall be <br />those of the R-1-6500 District. <br />8. The developer shall prepare regulations for deck, patio <br />cover, pool; and accessory structures for review and approval <br />by the Planning Director prior to submittal of a final map, <br />said regulations shall limit such structures in such a way to <br />ensure adequate open space in rear yards/side yards while <br />allowing reasonable accessory structures. <br />9. The developer shall dedicate a P.S.E. for, and construct in <br />conjunction with the project, a storm drain line, and if <br />necessary, a joint trench, to serve Trenery Drive <br />residences. <br />
