7. That the applicant be responsible for posting of signs <br />at the project entrances on Foothill Road (short-term <br />construction access), Forest Hill Drive, Lynbrook Court <br />and Palmdale Court depicting the limitations on con- <br />struction activity and parking that have been imposed on <br />the project. Depicted on the. sign shall be permitted <br />construction hours, 8:00 a.m. to 8:00 p.m., Monday <br />through Friday, and 10:00 a.m. to 6:00 p.m. on Satur- <br />days. No construction shall be permitted on Sundays or <br />Holidays. In addition, notice prohibiting any loud <br />radio noise, on-site consumption of alcoholic beverages <br />and/or construction parking on existing portions of <br />Forest Hill Drive, Lynbrook Court and Palmdale Court <br />shall be depicted on the sign. Failure to comply with <br />these restrictions, or any other construction activity <br />restriction established by the City, could result in the <br />shutting-down of the site for a 24-hour period at the <br />discretion of the Senior Building Official or Planning <br />Director. <br />8. That the applicant shall provide all buyers with copies <br />of the project Conditions of Approval. <br />9. That the applicant be responsible for paying pro-rata <br />share of in-place improvements, including any reimburse- <br />ments and/or benefit districts that affect the project. <br />10. That detailed plans depicting the amount, location and <br />haul route to be utilized for the off-haul of excess <br />dirt material shall be submitted in conjunction with the <br />tentative map. All off-haul material shall access <br />directly onto Foothill Road from the subject site and <br />then to an approved dumpsite, unless otherwise approved <br />by the Planning Director. Any deviation from this <br />restriction shall be made known at the tentative map <br />stage. <br />11. That a final fencing plan be submitted for review and <br />approval in conjunction with the tentative map. This <br />plan shall include design of all retaining walls, inte- <br />rior and perimeter fencing, and specifically depict the <br />location of all good neighbor fencing to be-replaced <br />with an 8' tall fence. <br />12. That the applicant obtain authorization to place the <br />slope bank to the rear and side of Lots 14 and 16 re- <br />spectively on the adjacent property owner to the south. <br />The final grading plan shall be submitted in conjunction <br />with the tentative map. <br />13. That the uses and site regulations shall be those of the <br />R-1-6500 District, unless specifically modified herein. <br />PUD-88-13 -2- <br />(As amended by at the Planning Commission Meeting of <br />February 22, 1989) <br />
