14. That the applicant shall complete hydroseeding of all <br />cut/fill banks and disturbed areas upon completion of <br />rough grading, unless otherwise approved by the City <br />Engineer. <br />15. That the houses to be constructed on Lots 27 and 35 <br />utilize the hipped roof design depicted on Exhibit C. <br />16. That the applicant submit a fencing and landscape plan <br />for the rear portion of Lot 11. At a minimum, the plan <br />shall place the fence 5' from the sidewalk and include <br />planting within this area. These plans shall be <br />submitted in conjunction with the tentative map. <br />17. That the house on Lots 27 and 35 be oriented with the <br />garage on the east side of the house. In addition, a <br />series of 5 broadleaf, evergreen screen trees be <br />installed along the eastern property line of each lot. <br />The final house plan and landscape plan shall be <br />submitted in conjunction with the tentative map. <br />18. That the applicant shall, upon receiving approval of the <br />adjacent property owner, be responsible for installing a <br />driveway from the southern end of the new portion of <br />Forest Hill Drive to the existing Schaffer property. <br />The final plan for this driveway connection shall be <br />depicted on the tentative map. The new driveway shall <br />cause closure of the existing driveway on Foothill <br />Road. <br />19. Unless otherwise approved by the City Engineer, the <br />minimum face of curb radius for all cul-de-sac bulbs <br />shall be 45 feet. <br />20. The on-site public streets shall be constructed as shown <br />on the cross-section on the development plans. <br />21. That an archeological study of the site be completed and <br />submitted prior to the tentative map. <br />22. That this development shall be subject to all Standard <br />Conditions of Development, attached hereto and made a <br />part of this case by reference, except Conditions 12, <br />13, 29 and 49. <br />TQ/ml(pud8813.m11) <br />-3- <br />PUD-88-13 <br />(As amended by at the Planning Commission Meeting of <br />February 22, 1989) <br />
