Attachment A <br />Conditions of Approval <br />PUD-88-13 <br />2/22/89 <br />1. That the development. be substantially as shown on the <br />plans on file with the Planning Department, except as <br />modified by the following conditions. <br />2. The developer shall enter into an agreement with the <br />City to pay for the design and construction of a <br />soundwall and sidewalk across the Foothill Road frontage <br />of the project. Said agreement shall be executed by the <br />developer prior to the submittal of the tentative map. <br />3. The developer shall dedicate to the City across the full <br />frontage sufficient right-of-way along Foothill Road to <br />accommodate a four-lane road with median, as described <br />in the General Plan, at the time of the filing of the <br />final map. The right-of-way shall be based upon the <br />1972 Precise Alignment, or more recently-adopted <br />alignment. <br />4. The developer shall construct public improvements along <br />the project frontage and along the frontage of the <br />adjacent property to the south. These improvements <br />shall include, but not be limited to, curb and gutter, <br />A.C. pavement tie-in, joint trench, electroliers, storm <br />drain extension across the full frontage of the <br />property, and landscaping. <br />5. The developer may enter into a reimbursement agreement <br />with the City to recoup some of the cost of installing <br />the improvements on Foothill Road across the adjacent <br />property to the south. <br />6. That a detailed final house siting and floor plan be <br />submitted in conjunction with the tentative map. House <br />types 10 shall be constructed on Lots 1-7 , 2 7 , 3 4 , and <br />35. House types 15 shall be constructed on Lots 25, 26 <br />and 33. The proposed houses on Lots 10, 15, 17, 18, 19, <br />20 and 28 shall be revised to result in a maximum floor <br />area ratio of 40$, unless otherwise approved by the <br />Planning Director. Detailed large-scale plot plans <br />shall be submitted with the tentative map f or Lots 2 5 , <br />26 and 33. The minimum eastern side yard setback on <br />Lots 27 and 35 shall be 17' . <br />-1- <br />PUD-88-13 <br />(As amended by at the Planning Commission Meeting of <br />February 22, 1989) <br />
